How We Saved $$$$$ using 3D SketchUp before building this home. What is "Schematic Design" anyway???

  • Designing and Building a Home all starts with SCHEMATIC DESIGN. During the Schematic Design Phase, we take your ideas and shape them into a house. We develop your floor plan, the way the exterior looks and how we are gonna fit it on the landscape.
    We’re gonna talk about how we use 3D modeling to get the biggest bang for your buck when designing a new home. We’re also gonna talk about what you can expect from an architect or home designer if you hire out the schematic design phase.
    Designing a small home can be a big challenge. The owners of this straw bale home project approached us to help them design and build a small and affordable high performance home - so they could move out of the city and onto the new family farm. A place where they could retire and help their son grow vegetables and raise animals for food. Since their son has a growing family of his own, they needed their own house, something small, but with big enough open space to host the entire family for daily meals. They were originally drawn to a u-shaped courtyard style house that would generate space for a south facing garden in the courtyard and beyond. Lynn also wanted a vaulted ceiling with a loft floor to use as an office space.
    So we put all this stuff into a 3D model using SketchUp. And it didn’t work out well :(
    the u-shaped courtyard was so small it felt like you were in a fish bowl surrounded by hot roofing on three sides.We tried it, and the loft barely had enough headroom walk the length, it really turned out to be just an expensive storage area. It was cost prohibitive and made a loft not feasible. So the courtyard vision was out for now.
    We ultimately settled on a more classic gable style house with a rectangular footprint for cost savings, and could keep the open area vaulted for a spacious feel and build a loft over the bedroom and bathroom. . If we hadn’t worked through some of the initial design ideas and put ourselves in a 3D model, we might have wasted a whole lot of money building a house that just didn’t work out like the owner had hoped. Working through your house design in 3D at the schematic level is absolutely CRITICAL if you want to be 100% confident that your project is not only buildable and beautiful, but that it functions well.
    SCHEMATIC DESIGN is all about developing the HOUSE CONCEPT, understanding the spaces that the occupant needs and arranging them so that they flow together and function well when physically situated on the land. We take ideas, and turn them into a buildable home.
    Massing:. Massing is the actual size and shape of a space that is determined by the functioning parts of that space. For instance, a bathroom with a walk in shower AND claw foot tub will need to be a few feet larger than a bathroom with a pre-fabricated fiberglass tub/shower surround. The freestanding tub may also want a big window to bring in natural lighting that wouldn’t be possible with a more basic tub surround.
    Once we determine the occupants needs and develop the basic massing for each space, we can begin to arrange the spaces together into a...
    Floor Plan and Elevations: a floor plan is a specific layout or arrangement of rooms that make up a house. It is usually a 2 dimensional drawing that clearly illustrates all the components and rooms of a home. It’s helpful in demonstrating how the rooms and spaces flow together, where the windows and doors will be, where the stairs and closets will be, etc.
    as we develop the massing and arrangements in the floor plan, we generate elevations, which are images of how the house will look from each cardinal direction (north south East and west). We typically like to orient bedrooms with East light to illuminate the space with morning sunshine. In the same respect, we try to find trees that will cast shade from the west to minimize overheating during the late hours of summer days. We also make sure to provide daylighting to the workspaces. Living with a house with good views can be so inspiring. In fact, the view sometimes completely dictates how we orient the building. These are just some of the considerations we make in creating a beautiful design that functions well.
    DESIGNING FOR THE SITE
    One of the biggest challenges of custom home design is combining all the occupants needs and wants into a working floor plan that works well when it’s built on the land and natural terrain.
    The schematic design process often takes longer than any other phase of the project. But it sets the course for the rest of the design and build project. So it’s crucial to get the concept worked out so you don’t have to backtrack when it gets really expensive and time consuming to make changes later on down the road. If you have a budget on how much you can afford to spend on a new home, then now is the time to DESIGN a home that fits that budget.

    The bails are easier to put in for you guys in longhouse style also saves them money and makes roof smaller and easier for you all to make properly .

      I'm 63 and "retired" Would like to know sketch up But hate even thinking of learning it. (Stick to paper)
      Time reality. The old saying: "3x as long then you 1st thought" is big problem. Knowing when to heir the tradesman(s). Design is almost everything.

    put french doors at the u shape center and make an area to eat and a fire place bbq area or better yet build longhouse style and build in a cross shape and make 4 extrior courtyards to extend and make seem bigger with pool exercise areas in one fitness areas under veranda or gallery and screen them in and give light and or bbq cooking dining area build them a 40 x 40 slab out for patios too then they can get tents in future to extend and add every 6.8 ties for garden cement features to tie to and plan for exterior garden parties plan to design FLOW for spacious feeling if they want courtyards give them 4 areas in cross stryle longhouse style easier for you to build and put roof and solar across all 4 sides so you can capture all light every angle! Then 4 areas for courtyards pools and patio fireplaces etc build in features so it functions for life!

    Sure east gets them awake then when they live during day then light is not on west so switch it around give them more light at night instead of having to use electricity west side sunset then they have more light later to see without excess use and in day same what is the point of bedrooms on east yes it wakes them then they dont spend time in that room so they then end up on west side with no light so try to consider switching it up maybe? They have alrm clocks to wake them.

    3 questions 1. Do you consult with people who want to build their house themselves or mostly themselves? 2. Can you build a strawbale home over a basement? 3. Can you use drywall inside instead of plaster?

      Hi Liora, I’m working on getting a consulting schedule so that I can help people outside of North Carolina. You can definitely build a straw bale home over a basement, as long as the basement stays dry. I wouldn’t use drywall over a bale wall due to the difficulties in attaching and getting a good air seal.

    Just an FYI on then off chance that you were not already aware, sketchup and pretty much all private source (opposite of open source) 3d design programs are not free for commercial use. They are only free for personal use based on the terms of service agreement. Additionally, some of them have it written in the terms of service that they get a free, irrevocable, unlimited licence to whatever you build in the program for my purpose they wish.This is obviously not ideal if you plan to copyright the designs you make.
