I am from Alexandria, Virginia, and I sold an 825 sq ft. I bdrm/ 1bth. Unit in 2020. It was tough to sell because of the Covid 19 restrictions then. I managed to sell it to a young military guy on a VA loan for the full price offer. I was so grateful to the buyer that I even helped him with the closing costs. The condo was 492.00 a month for HOA, and the property taxes were about 1850.00 for the year 2020. I'm so glad I dropped that condo unit. I understand it's about 22 percent higher in the hoas and property taxes and climbing. I used the condo sale money 💰 to buy my New NC house 🏠 and it's paid in full😅.
When I get to NC next year (currently traveling in SE Asia) and I take some money out of my $4.5m investment portfolio to buy a home, I’m not going to put one penny down for a due diligence fee. I’d have to think myself stupid or foolish to hand money to someone who wants to sell me a $1m+ home for the pleasure of hiring an inspector to find out if the home seller has lied about the condition of his home. That’s the very definition of preposterous.
I love born and raised though have lived in 7 other states and in Ca the standard property tax is 1% of the selling price plus they have things like the Homesteader law you file with your city/county and if you go bankrupt they can’t take your home, in addition they have a lower rate for seniors and disabled veterans. Just wanted to let you know.
You can add the price of water. Most everything is cheaper other than water. On Long Island the water is super cheap. Here you are paying at least triple of what you pay per qtr per month in NC.
Silvia here my house has that screened porch . 1.200 square feet . Fits a lot cars . I am going to find a job and continue my master degree . My house is from 1964 totally remodeled . I have been here since 2007. Looking for a place affordable and secure . No HOA single family to start my life again. For the last time .
Again this is Silvia from west palm beach. I live on a single family without HOA. I would like to continue Not paying HOA. My house here is paid off. The value is sentimental.
North Carolina is my choice,, wide streets, a sidewalk, MATURE TREES is a must, big flat yard and low traffic,, a ranch house or Master bedroom on 1st floor
In regarding the Due Diligence fee, what if after inspection, either the house has too much problems, or the two parties cannot come to the terms in regardling what need to be fixed or not, does the buyer still loss the money?
Yes, however the items found in the inspection report must be disclosed to future buyers prior to them writing contracts, so it’s in the best interest of the seller to work with the buyer on negotiating repairs. The only way a buyer can get their due diligence money back is if the seller breached the contract or didn’t disclose something that they were legally required to disclose.
What surprised us the most when we moved there was the racism....it was all "we don't want your kind in this neighborhood" and "go back to the 7/11 dot head".
NC - Raleigh area is overrated. SuperFund sites, water coming from Cape Fear River with the history of high PFAS, Southwake landfill smellsss in Holly Springs, Harris Nuclear Plant, no basements.

it is not the HOA fees it the power they have and how crazy they can be.
I always wondered why there are not many basements when there are tornados.
HOAs suck for so many reasons, but the monthly dues is pretty low on that list for me.
