He should NOT disclose the other offers to the potential buyer… Nobody wants to feel like they spent $5K more than they had to… Of course dude wanted to reduce his offer to $12k.
In purchasing it is unethical to disclose other bids to sellers.
The mistake you make is telling people the others stores offer first because then they have something to go on. Next time it’s best to just ask for the offer without any influence on the price.
