    Absolutely great video. When I was in the market last year, ofcourse I wanted a detach(like everyone) but had to settle for a townhouse. There are some things within the cost of ownerhip of a detached which can add up quickly.
    1) Property taxes - Some people saw a jump of $100k in the assessment value, there goes your taxes
    2) Utilities - Not sharing walls comes with lots of heating/cooling and detached houses saw utility bills crossing $800-900 easily in winter months.
    3) Home Insurance - this will definitely be higher
    But all of this can be managed with the point you mentioned "potential revenue".

      Yes these are all things that go up but they go up in all home styles. I’ve never seen utilities that high in the winter unless you’re in an older, non-efficient house that is 3,000+ sq ft… that could be the only time probably.

      1-2 is definitely a great argument. I ran the numbers on home insurance and found that I'm actually paying for in home insurance for my townhome than I would for a bigger detached house. Don't forget that you're also paying strata insurance.

      @@ChamberlainGroup Nope. I own in Silverado. Just movee back from BC after 5 years. Median up 10 grand in a week. But there are some wild looking jumps on the dailies the last few days.

    I recognize that Carriage House, across from the outdoor pool in Mount Pleasant. Love Mount Pleasant area. You should do a video for areas that retired folks like me would consider moving to. Areas that have walkout bungalows would be of interest.

    Awesome video. One question, I want to buy a house with a massive backyard to put a full size sports court in it for the kids. How will I know before buying a new build house of the steps I need to complete this. I know you have to get an RPR survey but can you do that before you purchase the house? I know there are underground pipes and things that might be in the way.

      Real property report shows boundaries on your lot and you use it to know where and where you shouldn’t put structures.

    Only ever be detached, even if it's bareland condo (still a House). Thank me in 20 years or look at last 20 years

      Yup. Detached is good! Barelands can also be some townhomes too. It’s when you own the land and need a real property report.
