      Jef here 😉.. I'd say some of these ones I'm a fan of just have to be mindful of not being too far from the action and for me personally should be some value add opportunity too.. I like Inner North as well but need to dig deeper before 100% committing 😃!

      By value add opportunities and you saying like properties than can be split or granny flats added on?

      @@samchapman973 haha all good! As in where there isn't the infrastructure as Mel has pointed out towards the back of the suburb where there's not as much desirability for renters..
      Granny flats don't appear to be as much of a thing in VIC as what they are in NSW, QLD or even now WA so likely yep a reno a 3 into 4 bed [where the floor plan makes sense and there's enough disparity between the prices of a 3 and 4 bedder to justify doing so]

    You’re just wrong. Melbourne will stay unloved for a long while yet. Those changes they’ve made to property investors are fundamental.
    On the other hand Perth has gone up 40% since 2015. Still 50% + for Perth yet to run. WA state surplus and highest wages in county. Perth is not a bottom fishing market anymore but it is not done

      "Wrong" about?! There's already a good number earlier investors moving into Melbourne, will it boom 🤯 tomorrow 100% not.. 50% for Perth to run is a big call [across the whole of Perth] and parts have doubled since 2020 [we've done a few sesh's on Perth & had loved it, now it feels investors have started to move].. Agree it has time to run and it then comes to an investor's preference and time-frames

      I provided reasons behind my thinking. Your premise is the early adopters or the masses flocking to an area is the reason your right? Ok then. I see where this is going…..
