Aus Property Investors Facebook group is one of Australia’s largest Facebook Communities dedicated to Property Investing.
It was started by two friends Joe Tucker and Jef Miles who love property investing in Australia. We would constantly call people up we respected in the property space and chat about how they have done so well.
We realised, heck we love these chats so much, why don’t we record them and create a community and invite all our property friends to share their insights with everyone?

Bankwest was unable to lend me even though everything was looking good even after submission, and then they basically said no by imposing conditions that simply could not be met

Trouble is usually the easiest properties to sell in your property portfolio are the best ones that you should be keeping in your portfolio as they are usually in high demand and desirable. So you really need to think that strategically, whether you will be better off strategically by selling possiblly your best assets may not be the best outcome or desirable outcome to do.
100% as Aaron points out you need to be super "strategic" on if you can re-deploy funds & lending elsewhere 😃, no point selling for the sake of it😦 Cheers for stopping by! 🥳

So funny, guys you do not know what's coming. This is a warning/heads up.... taxation will end under Gersara. No tax means there will be nothing to gear. We are going into anew world. Capricorn greed is out. Corruption is out. Land release, good times for the people. Not to far away people buy a proper 3bed average home on 1 medium low wage.

Do your properties have any one dwelling restrictive covenant on the tittles when you bought in Melbourne ? I found that they are very common in some areas of Melbourne

Diversified funds - i dont agree with. Do the hard work into fundamental analysis then buy the stocks u have done the work on. Im glad this is a property channel
Also, every one to their own but I personally stay away from dividend stocks. They dont go up
As an investor…I wouldnt be worried about loosing my job- be more worried about loosing my real estate portfolio!!

think about it this way, to build wealth, using leverage gets you there faster. e.g $200K put into shares vs $200K deposit on a $1M dollar property. The average capital gain on the index's is around 8-9% a year(dividend's reinvested). This is similar for property in a great location. in 10 years, your investment in the index is worth $430K and your property is worth $2.15M
@@kamakkin yes but this ignores the buying costs, selling costs, holding costs/mortgage payments of holding property. With ETFs/shares you pay $3 to buy/sell on stake.
Factor in the holding costs with property and instead adding that money to the share portfolio on an ongoing basis instead.
Leverage can be great [we are Aus Prop Investors] after all, what I'll say though is if you don't see growth [can also happen in shares] there ultimately then needs to be a consideration on yields which in resi are ordinary given the holding.. Listening to dave's book on audible was eye opening to me. I've made money from property but have never enjoyed the process (debt, negative cash flow, tenant issues). Moving to ETFs makes so much sense (especially for someone approaching retirement and not wanting to stay leveraged/working to support the portfolio)
Yeah interesting perspective, I [Jef] will still be more of a property guy particularly once I can get into the net yields of commercial but 👀 have certainly been opened! Thanks for stopping by and commenting 😃!
Thanks for a great chat guys! Totally relate to the share market being a little scary, now that I've started learning a little more I wish I had started learning earlier! My reason for chasing financial independence is so I don't have to do night shifts forever... I'm an Emergency Nurse and I really struggle on nights. I guess that is my "stick" reason haha!
