1. 1521 - it’s not even close. All two bedrooms. They purchased the air rights to the view. The developer lives there. It’s the highest price but it’s still the highest quality construction. Their approach was every unit is a penthouse so the amenities are limited. 2. Escala - Elevators are set so you never share a ride with anyone. Private vestibules. The east side of the building could lose its view with a building built 22 feet away so east side units far cheaper than west side. 3. First Light - Good developer, tiny units. Need to see complete. 4. Olive 8 - Great value. Starting to look dated. Excellent location if working downtown. 5. Nexus - good building quality from Canadian developer. Many units, limited parking, NO GAS RANGES (unless you get penthouse level units). 6. Emerald - Great to rent, not to own. Good location, most units do not have parking or just one space for two bedrooms. Poor construction quality, Chinese developer, already several water leaks. Avoid ownership.

Spire is pretty nice, the location is a little awkward all on it’s own. The gym is really cool. The parking garage elevator system turns off some people as they worry it will break one day and be expensive to fix. High HOA’s are unfortunately just a necessity. These buildings cost so much to run and maintain. Also you can expect HOA dues to go up every year, for sure.
