    Have you heard the big news? Los Angeles is joining the caravan of cities launching a pre-approved accessory dwelling unit plans initiative! Maxable's co-founders hosted a full one-hour discussion to clarify the real meaning of these pre-approved ADU plans that have swept through California.
    What are pre-approved ADU plans?
    Pre-approved accessory dwelling unit plans are sets of plans created by city-approved designers. They have already gone through part of the permitting process and are meant to cut down design costs and permit waiting times.
    The appeal is obvious. Everyone wants to build their units as cheaply and quickly as possible, BUT there's a lot that isn't being disclosed to the public when it comes to pre-approved plans.
    What are they not telling you?
    We love that cities like San Diego County, San Jose, Santa Cruz, and of course, Los Angeles, are realizing the needs for ADUs and are making efforts to boost construction where it's really needed, but we also think it's necessary to set the record straight on exactly what these plans entail.

    250K for an ADU is ridiculously expensive. A 30-year fix load can come up to $2,300 a month. No way would I pay that for an ADU, add that property taxes will go up, home owners insurance to cover. Good Lord. Owner Builder would have been a far better idea to bring the cost down.

      @@jiefuzhang5589 No kidding. Price gauging. I have a great contractor, promotes owner builder. All he needs from me is to shop for my own architect (he helped with referrals), get the plans started. Once everything is approved, to bring him in to get the Electrical, Plumbing, Framing and Foundation done. Then gave me names of local handy men to install finishes. Nothing cost no 100k.

    What's the most economical way to use a pre-approved plan that needs some modification? Seems like whoever makes these changes wind up charging the same per/square foot for the whole thing. I found a detached apartment over garage that I like, and the only modification is that it will be ATTACHED. I understand this should cost something, but it seems like they want to charge me as if it is a complete custom design.

      I am looking for sth like this---a detached apartment over carport, does that mean we have t pay as a custom design no matter there is an existing pan or not?
