It’ll sell for about 25M guaranteed. Houses in waaaaay better spots in Bel Air that are 10K sqft bigger are sitting at the same price. A developer can dream though 😊
The market is definitely tough, competition is high, and prices may need to adjust. The house was beautiful, but the price is untimely decided by what someone will pay.

I hope the furnishings comes with the house?
The staging company usually allows you to purchase the furniture. Sometimes, the furniture is offered as part of the sale if you can negotiate well.
It didn’t take them long to lower the price to $32 million (June 2023).
I find that most of the ultra Luxury Real Estate in Los Angeles starts of priced high and slowly reduced until it's sold. Very few have sold at asking price. The high interest rates have not helped.

It's always interesting to see what the final sale price of these luxury homes end up being. Most end up selling around 20% less than they originally get listed for. Some even more!

That one mansion in Encino that recently sold. Asking 15m and sold for 11.5m by the Altmans

The great thing about this house is that it doesn't feel derivative or speck-y like a lot of these modern houses. The problem is it's location. If it were in lower Bel-Air on a larger lot, it could get somewhere in the mid 30 million range, but not there. However, it's one of the more beautiful modern homes I've seen.
I pretty much agree with all you're saying. The lot was pretty good. Amazing views from the roof deck, but as you know, prime sites in Los Angeles are extremely rare, and most developers work the best they can with what they get to build on. It's really the architect and Engineers job to create the best utilization of the site, and they usually do good with the limitations they have.
Amazing? All views I see are of other peoples houses. no privacy....
The privacy is never going to be 100% when you're on tbe Hills. That's the trade of if you want views. Also, the house pretty good views across the city.
Don’t live in the city then
