    Give us your thoughts here....
    Seems to me that Buyers will be expecting a negotiated price reduction from the Sellers that will start at 3%. May favor the buyers for now, but hurt them when it is a Seller's market and they have to roll that into a down-payment?

      It can go quite a few ways for sure. Initially, I see most sellers still being open to offering compensation to buyers so that they can compensate their agent. It'll be a concession amount negotiated separate from the sales price much like option money, earnest money, etc. In a seller's market, buyers will have to negotiate harder and keep in mind their net closing costs for each home. It'll take the work of a knowledgeable real estate agent and lender to make sure their well-informed.
