    If you wake up and go to work each day and desire to raise a healthy family (no trans-freaker kids) then Austin is NOT THE PLACE FOR YOU. Project Connect DID NOTHING to help Austin traffic. This $7 Billiion dollar boondoggle willfully shut down lanes of traffic under Poopy Poker Pete Buttiegege's "Traffic Bias" model so as to provide lanes for the unemployed (bicyclists). The underground choo choo to the airport was canceled, once the college educated chair moisteners on the city council found out how much it actually costs to tunnel through limestone. If you have to commute for work- go somewhere else. If you work from home, you deserve better.

    Excellent! Would you anticipate buyers wanting to roll their buyer agent fees into the home price so they have less cash outlay at closing? Will this maybe redirect the apparent drop in home pricing?

      That's been the most effective method so far! The only concern when doing that is the property not meeting the appraised value. If you think about it, the previous system had the buyer agent compensation rolled into the sales price already, so I don't see the new system redirecting home prices. Now, there are a few more methods of asking the seller to cover this cost. With how much of a buyer's market we are experiencing in Austin, I haven't heard of many buyers having issues getting sellers to cover most if not all of their buyer agent's compensation. The changes are still a little too fresh to draw any conclusions on how they're impacting home prices. We are also unsure how it will affect appraisals in the long run. The DOJ and NAR gave us the guidelines to follow, but it's up to each agent's individual broker to interpret and implement the guidelines. I've seen quite a few different interpretations as we all try to find the best practice to best serve our clients.

      @@gomilliondollaragent BTW: I drive and film all over Austin. I saw a comment of some guy calling you out for a 2 second Traffic Clip that was stock and not Austin. I set all my video to allow taking clips from them. If you want short traffic footage feel free to take clips of what you need. I doesn't hurt me any. This is driving downtown. I am not a pro videographer... I mostly shoot stills. But if you can use it - use it. AT 11 Seconds in there is a ton of traffic of me on the 35 going downtown. ua-cam.com/video/qhY5g9hKm98/v-deo.htmlsi=EGbY4JZ5SWj9Ek1l. It's my understanding that it is perfectly legal to take up to 7 seconds of any publicly posted clip.

    Give us your thoughts here.... Seems to me that Buyers will be expecting a negotiated price reduction from the Sellers that will start at 3%. May favor the buyers for now, but hurt them when it is a Seller's market and they have to roll that into a down-payment?

      It can go quite a few ways for sure. Initially, I see most sellers still being open to offering compensation to buyers so that they can compensate their agent. It'll be a concession amount negotiated separate from the sales price much like option money, earnest money, etc. In a seller's market, buyers will have to negotiate harder and keep in mind their net closing costs for each home. It'll take the work of a knowledgeable real estate agent and lender to make sure their well-informed.

I lived in the Puget Sound region, worked for Boeing for 20 years, and couldn't wait to leave in 2004. Now living just a few hours from Austin, I see both cities going down the same drain.

      @@spacemans4060 The former "Emerald City" is now a dangerous place where closed toed shoes are necessary due to human feces and used hypo needles on the sidewalks. Businesses are leaving by the dozens and vacant commercial real estate is at record levels. Austin isn't quite as bad but it's catching up fast. THAT's what I mean. My "personal bias" can't affect these documented issues.

      Austin's prices are rising extremely quickly, and the city government is responding by gentrifying areas where long-time residents live, specifically communities of color in places like the East Side. They are passing city zoning ordinances left and right behind the community's back in order to make it easier to sell to big tech companies moving in. Unfortunately, they are also using liberal values such as the promise of a "green" city as an excuse for some of this. They saved natural locations like Barton Springs and created clean new parks like Waterloo Greenway by allowing historic and important local communities to be destroyed. The city is becoming flashier, but where it is necessary, the quality of life is not going up. Before the big freezes of recent years, police officers have repeatedly swept homeless camps, even when warm shelters were full. Many of these people are not informed on where they can go. This isn't to start an argument or anything, and I understand how one would see the city as thriving if they were an outsider or wealthy newcomer. I also don't agree with putting the blame on liberalism, as most of the grassroots liberal organizers in Austin are very aware and against all of this stuff the government has been doing. But these are not personal biases, these are actual things the community has been living through, greatly worsening in the past 20 years.

    August is a great month to buy. Sellers are believing their best time to sell has passed them up. I have personally purchased two homes in August with September closings. This year, I would expect September to bring lower interest rates for hime buyers. Great time to be looking!
