Well not since we’ve lived here. We added a gourmet kitchen, new real wood floors, new roof, new hurricane thermopane windows. Our realtor suggested $360k. I said I’d settle for listing at $350k. We got full offer of $350 in 7 days.
A good agent takes all those things into consideration. The lower offers coming AFTER a seller sets an unreasonably high price are what she’s talking about. It shouldn’t happen often but sellers and agents can both get greedy or just be forgetting to factor in something buyers perceive as a negative.
It’s simple economics: something is only worth x dollars IF someone is willing to buy it for that price- so you can say your property is worth a billion if you want- but it is only worth it if someone actually wants to buy it at a billion…
My brother and I inherited our aunt's house. We took about a year cleaning it up. We put it on the market, and the 1st realtor who showed it came back with his wife (they were expecting their 2nd child literally any day) and put in an offer well over asking, that they knew the 1st couple couldn't match or beat. The wife couldn't attend the closing as she'd gone into labor that morning. They've lived there 11 years now, and the house looks incredibly loved. It appears they added at least 3 more kids. Choosing them was definitely the right decision. ❤
My house was appraised at 200k, as is. It needs cosmetics. New roof, heater, boiler. Real wood floors. Was offered 195k and said ok. The buyer backed out, when I said no to his 2nd offer of 130k. Other offers have been around 160k. The near duplicate houses next to me got 274k ave. I think I missed the "right time" by a few months. Should I take it off the market or wait? (I already live in new home and can make the payments on both houses.)
Something about the "feng shui" of your house. Or the first large area of colour they see when they walk in? Like walls are an unpopular colour? I remember someone trying to sell their house, having issues, and they had a feature wall in their living room that looked blood red. They liked it. To others, it looked like a murder scene. Go look at your house like you are the buyer.
100% agreed, not just the housing market, but any market that exchanges goods or services for money. I’m priced high for my area, however my service isn’t replaced by any of my “competitors” simply because they don’t have the capabilities that I have.
I would love to move out of my 2 bedroom, 2.5 bath townhouse with a full finished basement. I know it would sell VERY quickly but there is no place for me to go! I would like another smaller TH with a mandatory basement. Or a small house. The market sucks as it seems there is no where to go!
Had a friend but hard by this. Her family was convinced their place was worth a super high amount. Every offer was half that, at best. They waited, the hot market went I've cold, and they barely managed to sell it for a third of what they wanted.
Your house is worth what people are willing to pay for it - in MA, we get more than a house would be worth in many other locations but if you want to buy, you have to overbid or you’ll lose that deal. Usually, higher salaries in the same area make up the difference but not always

I can't stand it when a house is on the market for a LONG time because it is ridiculously overpriced. Sellers need to get a clue. If you aren't going to sell it for market price, then why is it on the market at all? Wasting everyone's time!
When house shopping, I always seek out homes that have been on the market for over 30 days. They're generally more willing to negotiate.

Remember you get even less for your house if you used to have a Meth lab in the basement.
That's what bridge loans are for! Just get a bridge, buy your replacement and take your time waiting to sell your current home.
