    LOL, 90% of commenters have NO IDEA how to get someone to WANT to do something for them (BEST CASE). These squatters could’ve easily been won over to the point that they at least wouldn’t behave spitefully. Be strategic, friends!

      BINGO -- Wow, this comment hits the nail on the head. There's so much excitement in the comments over: 'Should have screened better', 'shouldn't apologize', 'should have had a better lease': They all miss the point. This discussion is an opportunity to negotiate with people who have the upper hand (tenants who are in possession). A solid outcome in this situation could mean less damage at move out and possibly a negotiated cash-for-keys agreement. Using negotiation tactics, strategic apologies (compare: "I'm so sorry we've had a bad experience in this discussion (correct; strategic)" with "I'm so sorry I didn't fix your mold (wrong, legal problem)", and "verbal judo," you can make a lot of money and minimize your pain.

      Exactly. Entrenching yourself more and more rarely solves the problem, and when it does, it takes more time and money than necessary.

      Totally agree. On the spot I know I wouldn't have been perfect either, but the whole time I was thinking he needed to say "hey man, I know the ship has sailed on fixing this but I would like your story and record of events on what went wrong and what my team should have done. That way I can change or fix my team and maybe you can atleast get some closure in knowing that they're being dealt with."
      Hindsight is 20/20, so ofcourse I probably would have said it less perfectly, but that's the message I would have went for. Always use the phrase 'my team' even if you're a one man show. While technically true, it also allows the tenant to air their grievances without being mad at you directly. This way you can still have a productive conversation and the client/tenant feels like they're making a difference. Ultimately finish the conversation by saying that it IS also your fault for not thinking your team needed more oversight and that is going to be different from then on. That being said, this whole strategy only works if you're actually empathetic. If you have no empathy anything you say will be totally transparent and you should probably just be a slumlord till you get sued and lose everything.

      @Сперти за правду the goal isn't to get them to pay. The goal is to get them out asap with as little damage as possible. Calling them what they are might make you feel good at night, but it might also make them stick a rag in the sink and leave it on when they leave. Finding some common ground with a tenant can prevent a cleanup job from becoming a demo job.

      Сперти за правду The point is that there’s zero ROI to being “right” and it takes little to no additional effort or time to become the “benevolent landlord” (except possibly a hit to your ego). Actually, as we see here, there’s negative ROI to treating these people the way they “deserve”.
      If winning them over wasn’t the goal, meeting them in person is a poor use of time and exposes one to the risk that the talk goes like this.

    On December 27 my wife passed away , last two years we began having problems w/ rent My landlord being a kind woman allowed us to stay, as of December we were $6,000 behind , after my wife passed, I painted all inside, fixed any dents on drywall, re do landscaping, poured some concrete, and as of yesterday im caught up with rent, i dont know why im sharing this, I guess im just so grateful for this lady that helped my family when we needed it the most.

    You should never personally confront a tenant that is being evicted, ever; that is a great way to end up dead. The time for negotiations is before the eviction process starts. Once eviction has started negotiations are off the table. At that point just get the tenants out and do a better job at screening their replacements.

      Correct, once you get the court involved your out, until you hear from a marshal. The time to talk them out of the property is before a notice to quit is filed.

    I've been in the landlord business for 12 years and been through three evictions. My advice;
    -The day after rent is due - everything is done through certified mail and/or lawyer.
    Confrontations is useless. Documentation is golden.

      Why not offer their deposit back if they move out in 3 days, sign a termination letter, and don't trash the place? Saves lawyer costs and if the place is in crappy shape you can just put a stipulation in contract about not paying the full amount if damages. Seems like a much easier way out and druggies want money, so it seems like a win.

      @Rackn Stacker it has worked. I watched 4 tenants leave like this. You hold something of value, the deposit so you have an upper hand. The deposit is worthwhile to them so they can get another place. Even a con artist would love a free months rent and their deposit back.

      @Rackn Stacker So the alternative is 4 separate eviction cases, 4x legal fees. You lose at least 1x month for the month they are late in, hopefully out before end of the month, if not then 2x months rent. If they decide to damage the property on the way out (as crackheads do), then that is more expense. It sounds stupid to give them back their deposit, but depending on the situation you may come out higher. I would only do this for the vindictive types.

      Exactly, and I wonder why he is stuck renting, as he calls it, a dump. Maybe it's hard to find a good place for a reasonable price when you and your girl friend both have unlawful detainers on your record. I think I would rather pay $4000 than have an unlawful detainer on my record. The last thing a renter should do is antagonize a person that has the ability to garnish his wages.

      Did we forget that this landlord is a supposed Millionaire? I don't see why he would care about a measley $200. Going to court would only be a waste of time unless there is a big enough payout or if it were the only way to have the tenant removed, which then it would be worth it.

      m your first point is valid ha ha we didn’t think we were putting Joe users in there when we originally rented it to them. When it comes to your second comment, this was a 30 minute interview cut down to about five minutes of the interview. Trust me, I’m good at reading body language but a lot of the stuff in this video was to the point of the interaction where I didn’t care

    Speaking as an experienced landlord, The odds of this landlord, had he offered to immediately fix their claimed issues, and fixed it on site right there on the spot... and then actually being presented with $3000 in back and current rent are exactly, and precisely, ..... zero.

    There is no negotiations with this type of tenant. He's the guy that goes to a restaurant and says that his food was overcook so he doesn't want to pay the bill or it had too much salt or some stupid crazy stuff like that Chandler did the right thing no reason to apologize, just get them out and on to the next one!

    I was a renter for many years due to frequent job transfers. I always knew I would be somewhere for 12 months. During that 12 months I made the place my home. Fixed little things, treated it like my own place. I always left a property in better condition than I found it and I always got 100% of my deposits back and a great referral. A lot of people are just plain trash.

      Ive rented most my life, too. Had several bad experiences. My last apartment in Louisville had one bathroom that rained from the bathroom above it for 9 of my 13 month lease. I had to go to the company that owned it to get it fixed. I had two children, one with special needs. Another one of our 'luxury' apts had rats in the vents. We have been home owners for 4 years now and will never look back. But i still wonder ab what poor soul inhabits that unit.

      Must be nice. I’ve never missed a single rent payment and have worked as a handyman for a good portion of my adult life and I have never had a single landlord worth a damn. Every. Single. Deposit was pulling teeth to get back, my last apartment was terrible and I was breathing in carbon monoxide from a gas leak and the landlord never did a damn thing. I called and he never returned my calls, but he’d always get in touch when he wanted his rent. I rented a house with an electric current going through the water and a roommate and I were getting shocked in the shower. Landlord said it wasn’t a big deal, I threatened to sue his ass and file a police report and all of a sudden he cared. He gave me money off my rent to plant bushes and then tried to tell me I had to water them every other day for him. All of these landlords were baby boomers, all of them inherited what they had and none of them had any brains left after abusing drugs in the glory days. I wish being a good tenant mattered in my world, at this point I have money saved for a piece of property of my own and I’d rather live in a tent before I ever rent somebody’s trash house or apartment again.

      i still do this though landlords today won't do routine repair and or lawn care including cleaning up leafs, twigs, sticks, limbs or debris from blowing garbage all over the place! Younger. owners buy to make money ~period instead of putting investment into the lands and grounds.

    I once evicted a non-paying tenant and they destroyed my house. I sent my own money to a property management company and I had almost a decade of pure luck, with not a single problem and not a single missed payment. I would never deal with tenants myself again. Using a property management company have saved me many headaches and a lot of money.

      Yeah provided you get a good one, and the area supports tenants that are good. If you buy super cheap houses in the hood I don't care who you hire - you're not going to attract quality tenants. Or you could end up with a crappy prop management company that doesn't handle things, and then you get blindsided when tenants are breaking leases and your properties end up run down because basic maintenance was "deferred".

      This is why I require renter's insurance on my properties. Most tenants will blame you for accidental damages to their property and don't realize that your insurance does not cover their items in case of accidents. So you protect yourself in these events because if they have renter's insurance you can ask them to file a claim with their renter's insurance and don't have to deal with angry tenants who are out $1k+. I always educate the tenants about why I require it because most of them will protest and say that they think insurance is a scam and don't want to pay $10-$15 a month for it (it's how much it costs in my area but in some areas I have seen it go for $20-$50 a month).

    On the “Say Sorry” - Some are misunderstanding the difference between negotiation and “admissions of guilt.”
    First, too many are so ego-driven these days they’ll never be able to win a negotiation without a lawsuit.
    Avoiding the lawsuit is key.
    I recommend using “I’m sorry” as a tool. Such as, “I’m sorry you had a bad experience.” It’s a negotiation tactic.
    I’m NOT saying, say “: “I’m sorry I didn’t fix X.”
    This is an advanced topic and goes to show why so many can’t figure out how to make money in real estate. Their egos are too big and their imaginary fears of a lawsuit are wrong - use “I’m sorry” correctly and you could transform your life and your wealth.

      Also, regarding some people using the car accident: “I’m sorry” analogy: context is very important.
      Example:
      “I’m sorry I didn’t hear about the hailstorm, yikes - what happened?” Sincere, not an admission.”
      Vs
      Just crashes car. First interaction with accident victim: “I’m so sorry!!”
      Context folks

      Me too, with rentals in Albany NY. It astounded me that destructive non paying tenants could talk to me straight faced and tell me how they were the victims in the situation. And then when they were finally leaving doing even more damage on their way out. It changed my view of humanity. I took a loss and felt it was the best financial decision I had ever made.

    You are the man Kevin! Thanks for the feedback! This was a crazy situation and it was eye opening to me because the damage done to the property was all done by the tenants. Broken windows, destroyed walls and flooring, months without paying rent. It’s really hard to swallow your pride and say you’re sorry when you’re going through an eviction and your not sorry haha but sugar always gets you further than vinegar.       These people definitely are drug users. When you're on drugs you have zero shame or self awareness. I know only because I had to cut friendships with close friends who got into drugs.       Professional tenant is a term that is literally used to refer to people that move from place to place and dont pay rent. I am a landlord, I have good tenants and bad tenants. And YES, literally anyone can buy a house if they save up and select a market thay works for them. You may not be able to love in New York or LA, but this whole not everyone can buy a house thing is nonsense. Sure people sacrifice things to pursue careers or live in areas where buying a house is harder or near to impossible. But it doesnt mean they cant afford a house in another area.

      I agree with you. I certainly like to give people the benefit of the doubt, but it seems to me that these tenants would be willing to use any reason/ excuse to stop paying rent. Unfortunately, when you deal with people with very limited income they sometimes resort to some unscrupulous tactics to hold onto a few dollars. Its all just survival to them. The ethics of fairness and honesty take a back seat to survival. I have known and dealt with people in this position before and it always occurred to me that if they were in a better place financially, they would probably do the right thing and honor the agreement that they entered into with the landlord. I think most people want to think of themselves and want others to see them as honest and trustworthy. Operating in this survival mode becomes a lifestyle for some people, so as a landlord you need to become expert at identifying these type of people and avoiding them or preparing yourself for the inevitable hardships that dealing with them will most assuredly bring.

      Sometimes yes, you need to walk away only IF the tenant "keeps" talking over you and will not let you put a period after each sentence. When there is disrespect and raised voices. These types of individuals will NEVER hear you, work with you etc... Their main goal is to be right, and you are just wrong.
      I just end up giving them a 30 day to vacate. Then if their rent was not paid out of spite, i go to the magistrate court and file an eviction. One for non payment of rent the other for ending lease. Here in SC we, as the landlord can end their lease as long as tenant was served a 30 day via certified mail etc...

      Not totally legal in practice. You can't pass on someone based on their appearance. Potential tenants can file discrimination suits for that sort of thing. Easier to disqualify them through an applicant-paid background check, employment verification, etc... People need to stop finding tenants on Craigs List that are avoiding any background scrutiny.

      DK Bullock of course you don’t want them to file discrimination suits but you can find pretty much any reason to disqualify them. Especially if the owner is doing SFHs, he could have a requirement that the credit score be 600 to live there if the tenant he doesn’t want is at 580.
      I’ve never rejected a tenant based on race or gender or age or sexual orientation but you can get a gut feeling on if the tenant is going to cause problems when you show them the property.

      Sometimes, the Owner thinks they checked someone out, and is putting a kind person with a nice credit score into their home, but instead that person is having someone else live there for them. I doubt that happened here, but my next door neighbor passed away. Left the house to daughter in law who is a real estate agent. They fixed the place up, and after a year of it being vacant, they rented it out at $1,500 a month for a old, but remodeled 2 bedroom in group townhome. They told us they got us a real nice neighbor. A lady in her 60s who will be living there alone. The lady was only there on moving in day, and a couple of times after that the first month. She got the place for her 25 year old weed smoking grand son son who has no job. She might be paying the rent, but he lives there. Does nothing but smoke weed all day. His dogs have ruined the yard. Our house has marijuana smoke coming through the walls. He has a binge smoking party like once every 6 weeks where his friends come over and smoke like crazy. We had to call the county to send an inspector out in order to make him clean up the dog crap in his yard and they sent a contractor out to cut his 2 foot high grass and weeds. We complained to the landlord 4 times. ZERO response from her...I guess all she cares about is that the rent is getting paid. As long as this lazy wed addicted bone head has a grandma that will pay his rent for him, he will be living there.

      @@djrickyb the owner can take grandma to court for falsifying her lease. Grandma is suppose to be living there, not her grandson. If I were the neighbors, I would complain to the authorities weekly. Especially when they are partying. Is it not illegal there to be smoking pot? Be relentless until something is done.

      @@djrickyb That happened to me once where a mother used her barely 19 year old daughter as pawn to apply for my in-laws rental (I was filling the vacancy). That woman moved in her other younger daughters and boyfriend. Both with criminal, drugs and eviction record a mile long. What a shocker! I rolled my sleves up and went to work with notices, request to inspect, gathering information I needed from this woman to perform background on her and boyfriend, though she flatly denied living there. I served a 3 day notice to vacate in the daughters name. Maybe the only responsible thing that mother ever did for her daughter was moving out to prevent marring her daughters record. I hesitated at first to put the eviction notice in the daughters name and put it in the mothers name but she wasn't the "tenant" and most likely would not have moved out before I would have filed. Crazy shit out there and difficult to avoid those situations.

      Yeah, the landlord denies them housing, he would get dragged into court for being racist.
      Back in the 70s and 80s, Banks were the only ones with a crediting system and it was subjective, based on how much you earned, what you owned, but also based on race and gender.
      Financial institutions and credit card companies got nailed against the wall for it... Laws were changed. then it came to a point where you had to have a certain percentage of minority borrowers and tenants - affirmative action has been embedded in our regulations laws and quotas everywhere.
      The Trumps, among others, got nailed for following that same vetting system chase, Bank of America we're using.
      I might have missed it - somebody suggested the lease was actually in the guy's grandmother's name.
      We don't know whose name is on the lease, or who's a co-signer.
      This is more complicated - this real estate narrator is leaving important factors out.
      It's extremely tough to know who you have coming in, because the vetting process is so regulated lanfkords can't turn anyone down... can't ask about their personal life.
      It sounds like this guy has over 20 units - he hires a property management company who's supposed to be doing this.
      so it's a little too late for this situation, but he needs to find another property management company.
      but there's something else this guy's leaving out -
      One of the unsaid rules, the reason why landlords aren calling cops all the time to handle these situations - is because local towns put a cap or limit on how many times local law enforcement has to show up at their rental units.
      They get fined by the local municipality if the cops have to show up all the time - especially out of state or absentee landlords.
      Locals don't like rentals, they push down property values in home - owner neighborhoods.
      And once you have rentals in your neighborhood under a certain price - that invites subsidized, government and low income housing people.
      Cops being called to these types of units for any reason, drives "crime rates" up, property taxes and insurance rates go up with it.. and that drives housing costs up even further.
      Locals who are not subsidized get screwed - everything they pay goes up, rentals and low income don't pay much in taxes, if any.
      He's out of State corporations on subsidized housing units - so the profits are leaving the state, and while the problems creating revenue for the landlord, live in your town
      It causes everything to go up, working stiffs can't afford housing, they have to go to the government for subsidized or help.
      Working lower economic people have far less credit value than people on government programs have better credit ratings cuz their income is consistent.
      So it creates a cycle of poverty
      Which creates a bigger demand for low-income housing - probably like situation in this video.
      so that's why you see landlords trying to do this negotiation instead of calling the cops.
      I started off working in law offices as a teen in the late seventies - housing wasn't as difficult cuz it wasn't that tough to evict tenants.
      - one of the first Court motions I typed up (using carbon paper) was an eviction on a woman with a cat. It made me sad.
      Then things changed when the Liberals took over the legal system in the 80s - '90s... The rights swung over to the tenants, not landlords. lawyers can sue deeper pockets in landlords, a tenant being evicted has no pocket... The legal system always put the bigger purse in the crosshairs.
      many states, when children are involved it's nearly impossible to evict in less than 6 months
      Also in the late 80s, code enforcement got silly, like in California, driving up the cost of housing. Probably because we started importing substandard building materials from China.
      There became a lot less rentals available because landlords don't want the liability.
      More than half the time, in a down economy - landlords are better off just having an empty building. It's a tax write-off... Not worth the hassle renting out housing units.
      Corporations started taking over retirement communities & subsidized housing.
      It's designed for lawyers to make profit, and excuse to take taxpayer money... There's a certain entity that wants all of us in Socialist State/Corporate - owned housing.

      Come on the tenants had a real argument which the Owner had no justified resopnse for.
      He literally stayed mouth closed and said nothing wise.
      So is he the dumb one for putting himself in a position like this? Sure is.
      He didnt deny that window issue causing 3k damage he just stayed silent which is equivalent to agreeing.
      So treat your tenants right and you may have a better outcome at least you could win the argument. And the place being trashed could, just cpuld be due to the poor treatment the tenants accused the owner of.

      It's Idaho so it's not as dangerous as it probably is in your state. Always assume that the person that you're talking to is armed because most people around here conceal carry. I would not be surprised if either Chandler or his cameraman were strapped as well. It may sound weird but in Idaho most people behave or get shot.

    Zero chance I would ever meet with an "Evicted" tenant, especially right before the physical vacate date.
    This was a 100% waste of time, i.e. $$$.

      Exactly. I stay away from the property and go with the bailiff at the set out date. I then lock up the property and stay away for at least a couple weeks so if anything illegal was going on, those people know the house is vacant. After that, I go in and get it ready for new tenants.

      When I was 19 I rented my first place. The home was broken into and the thieves broke the back window and door. Obviously a shady neighborhood. One of my brilliant friends told me not to pay rent until it was fixed. At 19 I thought I was soooo smart and refused my obligations. Two months later I was evicted and left feeling like a scumbag. Difference here is I was smart enough to learn from my mistakes. These “adults” need to grow up and make better choices!

One technique is to cross your arms on your chest.That way you can strike with a back fist and get into a defensive guard quickly.Or put one hand under your chin and the other holding that arm up by the elbow.It looks none threatening,but easy to get into a guard position. When your opponent suddenly looks away, looks back at you,that is sometimes a tell that he is going to throw a punch.The way he was holding his hands behind his back is also an indicator that he was thinking about throwing a punch.Stay safe dude

    These tenants have some balls. After seeing how they lived inside the place I find it hard to believe they’re concerned about minor repairs. I have a feeling that this is what they do on regular basis anywhere they live.

      Well they're moronic enough to not leave the property on time so now they have an eviction on their record. I hope that every landlord is doing due diligence and checking their credit and background so that they don't let a person with an eviction record rent from them.

      @@Sulfen I’m personally going through this now. I’ve had none paying renters in my house since the lockdown started. Since the governor of the state declared a landlord couldn’t evict a tenant for non payment they decided to capitalize on that for over a year even though their financial situation hadn’t change, in fact, it actually improved with all the stimulus and child tax credits the received. I also found out that they hadn’t paid the sewer or water bill since covid started which also another thing the governor said they didn’t have to pay. So here I aim, stuck with all the bills they hadn’t paid. My first court date for eviction is this morning in fact. The lawsuit for the money is next week.
      And yes, I did a full background check on the couple years ago before they moved in. I just found out that they were handed a summons for eviction by their previous landlord between the time I did the background check and the time they moved in, so I’d never see the eviction on their record until it was too late. Turns out that this is their MO. Move from one place to another just before eviction so the landlord drops the case. There’s a lot more to it. Sorry for the long winded reply.

    I run a medical clinic, and this is the exact method my mentor told me about dealing with in-office issues. I had a running in with a couple of our employees and instead of meeting fire with fire I met them with understanding and empathy. It worked so well I'm never doing anything else😂

    Kevin, it's very easy talking behind a monitor everyone can do that but actually being in that situation it gets real messy for both parties!
    There's NOWAY you can fix this situation, things have already escalated beyond repair, they were already getting evicted from the property anyway!

      @shlomo kikebherger this is not about black tenants! This is about people who don't pay. That is not about color. There are two tenants with different ethnicities in this video. One black and one white. Both people are scammers. This is not about black or white!

    My grandparents owned approx 35 rental property’s. They taught me it’s better to get the next to last reference with prospective tenants because the last landlord may give the prospects a decent review just to get rid of them.

      Everyone knows he needs to get paid as the landlord but if you don't empathize with the tenant this is unfortunately how many people will react. "Well obviously I have to pay my mortgage" AKA I dont give a shit, you need to pay because you agreed to it...rather than "what can I do to better this situation and come to a resolution that works for both of us". Nothing may come to fruition, but doing what chandler did will almost always result in a similar outcome.

    This is why a credit check and 2 year work history check is good. A back ground check would also be good.

    No, your WRONG! You roll up hard and fast with several big trucks and trailers, cut the power and possible phones if they have a land line, switch on multiple cell phone jammers, let them know they are being kicked out, and that your going to be kind enough to load up their place and take it somewhere.
    Make sure they know several firearms are present without full out brandishing. Let them know that if they help, you won’t sue them and garnish future wages.
    You don’t file any legal paperwork, it’s your word against theirs, you don’t want them getting a free visit from a legal aid who will coach them on how to live there rent free for a very long time!
    This all needs to go down at about day 21!

    Kevin, your suggestion to say "I'm so sorry, let's talk.." Do you really think that is going to work with these people? These people are out of control and that is why they can't afford $500/mo. Take them to court. Chandler is lucky he didn't get physically harmed.

    Last time I was involved in a confrontation like that, the tenant threatened to kill me and my family. Police were involved, a restraining order was placed. I would never sit down and have a chat with them like that unless the police are present. I also won't go anywhere near a tenant like that without a firearm on my person. At minimum a hidden camera or sound recorder on your person is cheap and easy to do. Sometimes it's just safer to be an asshole from a distance than try to work things out...

      @Jake McCoy is right but I am going to add this A camera does nothing to save your ass. A firearm, on the other hand, is very different. People like this do not care about cameras. They do not prevent them from committing a crime. All they do is help prosecute later on - but you still got stabbed. Maybe he did have a concealed weapon we don't know about, but I doubt it...

      @Ryan Roberts - totally agree with you i've dealt with a few nightmare tenants myself and have just gone with eviction companies to do the work for me and yes definitely always carry concealed.
