yes, u have to cross check that he is a valid holder of power of attorneyand u should ask with real owner also that u have connaivance or not.to be extra precatious u can request him his declaration on a stamp paperwishes

Since it is a registered lease deed it can be cancelled through a registered cancellation deed. The cancellation has to be bilateral. The tenant should personally sign the cancellation deed which you can then present for registration in the office of the sub-registrar. since he has not paying any amount, please initiate the Legal procedure through an Local Advocate u will get your property back, and always put valid clauses in any agreement, that non payment will terminate the agreement please File a Case after giving him Notice wishes
lease is for a period, if u dont complete a period or u vacate the property it doesnt effect your payment schedule in your case, u wont be able to get any refund
