    But, In SELL both the parties should be competent. A property cannot be sold to a minor. they must be competent to contract.

      The property can be a sold to a minor through his guardian but a minor cannot sell his property

    How to take out the possibility of the owner and buyer meeting and removing the broker in between?
    Is there any legal way to avoid it?
    the owner lives in the house that I will be showing to customer...after site visit he can meet the owner as he know the house in private...so how to avoid it?

      As you said, in lease there is contract, hence if made with a minor, it will be void ab initio (mohribiwi v dharmadas ghosh)

    Sir jitni bhi property transfer hogi UN sabhi ka registration Hona jaruri hota hai immovable property ke bare mein.agar koi invalid tarike se (Jaise koi Kisi plane kagaj mein sarpanch se mohor aur signature karva kar Kehe ki humne aapse jameen girvi li hai kar dhamki de ki aapane humko yah jameen girvi di hai aur court mein case laga de)kare tu kya ho sakta hai.

    My mother and I are co-owners of the residential flat, 50 percent each on paper. We are going to sell, Can I get receive lesser say 20 perc of sale value from the buyer and my mother get 80 perc? We both are doing with mutual understanding and from taxation perspective. Is it permitted, though, we both are 50 perc co-owners? The buyer does not have any problem.
