They are a 55 plus community offering possibly the cheapest lot rent in Florida for this type of park.     We are in an Adult Community of double wide manufactured homes. It’s ten minutes to the nearest beach on the Gulf. Shopping and restaurants are nearby. We love our Community. We are owner as is the other 279 homes in our Community. We are on a lake and have a fishing dock, boat launch and huge heated pool. Our clubhouse is very active. Our association fees are $54 a month, that’s not a misprint, $54 a month. It’s a beautiful 5 star park. The people here are awesome. My wife and I are so fortunate to have found this place. It is fenced and gated and we have a lot of rules but that Ok, we want it to stay exactly the way it is. Hint: we are 31 miles away from the Tampa International Airport and Raymond James Stadium.

      Nice! I have visited similar communities and they are all Resident Owned. I assume that's what yours is. Way to go if you can afford it and the community has a home for sale that's anything near what you are looking for. So glad yo are happy with your manufacture home community and thanks for the uplifting comment.

    Thank you. This was my first visit to your channel. I’m a gulf coast girl and we just bought our mobile home last winter. We closed after we went back up north, so we won’t even see it till this winter. If we were still in the market and looking for the east coast, this would be a great park!

    Only 5 miles to beach? Cool, but insurance might be high. At least its quite a bit north of Miami. Seems like an affordable option for retirees, thanks Russ! 😊

      I was recently looking at hurricane stats and NE Florida has the lowest probability of any coastal area. I would think insurance prices there would be cheaper.

      @@RussellWatsonFMHL Many here live in modest priced homes and self insure (AKA no insurance). Our home has been here since 1972, I like the odds so we roll the dice:)

      I didn't see any evidence of that, although many parks have drainage issues in some areas. I see that part of the assessment is for roadway projects. Perhaps that includes some drainage improvements. Guess I would add that to my list of questions if I was buying there.

      I live here and I'm not aware of flooding. Perhaps carports and porches at grade level could be vulnerable during a big rain event. Home floor levels are typically several steps above the surrounding grade.

    I've been watching this park for years and it seems whenever a quality mobile home comes up for sale it is bought by one of the local residents before the public even know about it. So the ones listed for sale are the less desirable lots or units..great location...

      That's true in many parks. I heard from one fellow who took a small home there and moved up in a year or so to a highly desirable double-wide. Boots on the ground will get you there first.

    Russ, nice video, good info, and great prices as you mentioned. Just my feedback, your music in the video made it difficult to hear what you were saying. Otherwise great info! I live in Jacksonville in the Oaks MH Community. We bought the 6-month-old (new), 3 bdrm 2 bath 16x72 Clayton for $45K and it appraised for $51k. Lot rental $525 a month. It's 300 yards from State Park Abby Hanna with 5-6 beaches $5 admissions. And less than 5 mins from 6 other beaches and 9 miles from Amelia Island. Love it here. Do like the Gulf Coast better, but here I am. Thanks Russ!

      Yea, Wait till a 🌀 Blows it away. I lived at old Buccaneer MHP on Mayport rd. 5 minutes from Hanah State Park and Navel Station Mayport. Now this was back in 1984/85?. I moved here from Chicago. Experienced my 1st hard Tropical Storm. I was Terrified to say the least. thought my MH was gonna blow away. Living at the beach in a Mobile Home is great, till a Hurricane comes. Glad I wasn't living there with Mathew And IRMA. YIPES!😨🤤😲😭😢

    This is the site of the WWII Navy base, NAS Melbourne, and in the 1950s, the site of the airport elementary school, located in the former Navy base sick bay or hospital. Many of us started our school careers at the airport school.

      Yes, great memories - I attended the elementary school there for the 2nd grade in '59, then was moved to University Elem, then on to Meadowlane Elem (in West Melb) as they were built & yes, that Park was nice back then & still looks great today! Thx for the memories.

    Low lot rent includes cable TV. Tropical Haven Mobile Home Park is quickly becoming the quintessential trailer park. Many are abandoned and grossly unkept. Several occupied trailers are in extreme need of maintenance, upkeep and proper lawn care. In the last 8 years, I’ve never seen it this bad. Owned by Melbourne Airport Authority.

      I haven't gone through there since I made the video. It's the job of management to enforce rules made to keep the park clean. I assume the HOA would address concerns to the Airport commission if there were more than a few problematic homes. Sometimes there are circumstances that actually prevent management from stepping in until the status of the home is settled.

    What about Bradenton,? I can't remember the name of the park it sounded Spanish, like siesta park, something like that. Yes its affordable and a nice park but I have to have a pool.

      That's a nice one Robin! I think it is called/named Siesta Park. I had a 30 foot Airstream and actually rented a spot/pad/lot and it was super affordable - 3-4 years ago. The facilities were really nice too! Backe out at the last minute and stayed in JAX instead.

      Just put the address of Tropical Haven in a search engine and you'll see the homes that are for sale and have recently sold in the area. You can look at all the pictures of the inside of each one.

      @@jgjg3848 Probably few if any inside photos would be available on the TH website listings. Most sales are listed/shown by 1 of several park resident sales agents, none are affiliated with the management office. We live here fulltime and are in our 2nd home within the park. A number homes here are bought/sold between residents who are moving a just few streets away:). Very few people leave here for another area MH park. Most who leave permanently are heading north due to health concerns, or a need to be near family. Buying a place in FL while still living up north can be tricky. Naturally prospective buyers would want to see a home in person before making any offers, but traveling 1200 miles for a walk-though is expensive, inconvenient, and may be unproductive. I recommend choosing an area that appeals to you and visit/stay a couple weeks scouting situations.

    Without a heated pool it sucks. Have you tried to swim in the atlantic from nov to march? Its cold and surfers all wear wetsuits

      LOL, the park is on airport property at Melbourne airport, officially known as Melbourne Orlando International Airport. Delta, American, Elite, and Porter fly scheduled trips to all major hubs and many cities. Big airports nearby are Orlando & West Palm Beach.

    The thing with the mobile home is either have to buy the mobile home or rent the mobile home then you have to pay the lot rent so you're still looking at about $1,000 a month

    Good park but be careful some of these trailers were damaged in 2004 hurricanes . Some weren’t repaired correctly, some were ! I lived here 4 years and the trailer i bought had damaged and needed many repairs

      One of the things I highlight in my book is that ALL used mobile/ manufactured home sales are “AS IS”. It is up to the buyer to have a thorough inspection done before purchase.

    Recently, here in 2023, Gov DeSantis has mentioned the Citizens insurance is insolvent. Perhaps a video mentioning what the impact of the whole insurance issue is now and how it impacts the manufactured home communities.

      Thanks for the suggestion. I have an insurance section coming up in my new buyers class. This is a topic that is in flux and a video covering the situation today might be inaccurate a month from now. I do list quite a few insurance providers on the website. If you already own a home here the best way to get up to date info is to call them about your particular property.

      I suppose that's possible. I know park owners consider corner lots like this more desirable. But I always thought it was because you generally have a larger lot.

      Nothing's impossible I guess. Even Resident owned communities are selling themselves (and everyone in the park, like it or not) to investors. This one's owned by the Airport authority and is likely used against a quota of affordable housing the city must meet so less likely than most.

      I 'm not sure what you mean by diversity. I can assure you that all housing in Florida is nondiscriminatory, but there's no question folks congregate in neighborhoods of like-minded people. Melbourne is a nice community with lots of big city benefits at working class prices.       As an example, you might call the office there and ask how to contact the President of the HOA. He or she could better comment on the general make-up of the community. There have also been a couple of former and current residents following this. Perhaps they can chime in.

    The man home communities here in fort myers area have a monthly fee of $800. thats a mortgage payment. why would you want to pay so much for a depreciating leisure item?

      There are lots of reasons. The tens of thousands that do so must surely think it's a good use of their money. I pose quite a few good reasons in my videos on why such a community might appeal.

    Are there any safeguards when living in mobile home park regarding limits on raising lot fees or hoa fees or can the owner of the park raise these fees any amount?

      In Florida, The Mobile Home Act - Florida Statutes ch 723, offers some protection. More than exists in many other states. On the other hand, different folks have different ideas on what is reasonable. Another factor is the presence (or absence) of a strongly supported HOA in the community. A third factor is the park owner. The large outfits are fairly predictable; running between 2.5 and 4%/year in recent years. Evaluating this risk is part of the process you should use in choosing a park. Budgeting for future increases and selecting a park within your means is most important.       First you need to narrow your choice to an area and then get in touch with agents selling in that area. They will know what parks might meet your price criteria.       Patsy, I've been looking for a year. I LIVE in DUVAL Co. FLA, (Jacksonville). I've given up looking for an affordable anything. Rents have tripled in the past yr. I since covid. I'm 67 and have been living with a friend of mine and her 12 yr old. if I don't find something soon, I'm gonna loose my mind. I'm on limited cash flow till I get some health issues taken care of. I don't want to waste my money on renting a 1 bed/1bath apt, just to make some jerk rich. that's anywhere from 1100.00 to 1500.00 a month plus deposit, lights, water, pet deposit. But I sure as HELL don't wanna pay no 550.00 plus just for a piece of yard I could stuff in a cracker box, plus MH payment. SO, I'm pretty stuck right now. it's just the kid n her mom argue all the time. thank God she's at least in school now. Covid shut down liked to killed me. just wanna be by myself, for what little time I have left here. knowing my luck, I'LL live to be 120 yrs old. 😆. But I guess it'll all be worked out.       lot rent is a huge mistake, they are easily raised and some here are $700 a month. Get something where you own the lot.

      The conundrum with that concept is how so many (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I have certainly seen headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily ... Hmmmmm

    Florida is a great place to live and I glad I moved here many, many years ago, I don’t regret it for a minute however one of the places I’ve moved to and where I live now is in Lady Lake Florida and it is VERY anti-business and anti-religion. My Advice after living here for many years is to stay out of Lady Lake, Florida.

      There are agents listed on the website. Insurance has so many variables I would have no idea what's available and at what cost. That said, folks I know in this area pay between 1,200 and 2,200 for full coverage.

      Communities are 55+ or they are all age parks. Any park claiming to be "46+", "Adult Only" , or otherwise engaging in age discrimination outside of the limits of HOPA risks lawsuits and government action. If they qualify as a 55+ (where 80% or more homes have at least 1 resident 55 or older) than they can do as they please with the other 20%. Often these parks have a minimum age for that 20% and that is where you will legitimately see "46+" or similar. There are a lot more 55+ parks out there. I suggest you read my book if you are considering land-lease parks.

      Detailed info on 55+ can be found in the video I did on that topic. ua-cam.com/video/h-dS6CxVjN4/v-deo.html The policy regarding the 20% who do not have to be 55+ varies widely from park to park and is sometimes left up to the park manager. If you see parks that say something like 45+, those are 55+ parks that are allowing (some) younger people. Another scenario that may cause an exception to be made is when you are buying a home (mostly new homes) directly from the park. As for renting or buying, it depends upon you, your financial goals, your personal preferences, and the deals you can find. There is no pat answer.

    So just how do Hurricanes fit in with this park? I assume all residents have home that are "Hurricane -Proofed"?

      There is no such thing as "Hurricane Proofed" short of a reinforced concrete bunker. These homes are mostly pre 1994 meaning they were built to withstand 80 mph winds. Mobile homes, built before June, 1976, have no wind ratings. This community stands as a monument to the idea that mobile homes blow away at the mere report of a hurricane headed for Florida. From their looks, I would say many have been right there since the 70's or earlier. That's FIFTY YEARS of hurricane resistance! AND,,, it's only 5 miles from the beach!

      If another hurricane Andrew hits it head on, the community will be wiped off the map. The chances of another Andrew hitting there in your lifetime is pretty low, and you get days of advance warning to leave. So you either self insure and have a plan B if your home disappears or you get insurance.

      I have never heard of a community that interfered with deliveries of any sort. In Florida, the state statutes clearly state that anyone you invite to your home must be allowed so long as they abide by lawful park rules. (Speeding, as an example)

      Absolutely!!! But, a bit harder to find. Download the statewide list from the website. Pick an area that interests you to narrow it down. Look at parks with between 25 and around 90 lots. Depends on what kind of "privacy" you want. Use the park address with google earth to take a peek. You can tell a lot about the character from the satellite imagery. Homes in these parks go very quickly so hook up with a couple agents or perhaps the park manager. Visit if at all possible. Next door there's one in Fairview village but guy wants money up front and lives in new York. No contract for 5 weeks . Makes me a bit nervous. No dogs allowed either. Daughter may visit and has 10 lb dog.

      I'm not sure what their HOA dues are but in most land-lease parks it runs between $10 and $25 per year. Perhaps you are thinking of the lot rent? The park website is listed in the video description and current fees are posted there.

My biggest concern is my expectation that to get anything in the keys would cost me an unavailable fortune both in initial outlay plus in monthly rent. So anything in the neighbourhood would feel like winning the lottery!

      There are trailer parks and RV parks in Melbourne Beach. They are nice, but they are in pretty high demand. In most of them, you can own your lot, but one expensive one sells the homes and rents the high-rent lots.
