    You mentioned Clermont being the next place and how Winter Garden is almost done with new builds . I’ve looked at Clermont and currently the inventory style for new builds is not what we are looking for . I wonder if we should check each month or wait several months ? I love that small town feel in Winter Garden.

    Hi Ken, what are the plans for Apopka area? I see there are a lot of new builds out there currently. We toured some of the houses that Taylor Morrison offers. However we didn't like the industrial or old agricultural vibe that some of the homes were located around. Pulte homes had some homes in more of a residential area but it was way too far from grocery shopping. We visited an area in winter garden and the area they were in was great! Lots of new shopping and eating areas. So my question is does Apopka have any new building plans for grocery, shopping, food, or maybe even mall areas? Thanks for your help.

      Hey Josh! Apopka has a longer way to go than, say, clermont in my opinion. You’re definitely buying ahead of the curve as I like to say. I follow development quite closely. Other than homes, I don’t hear much around the commercial development front. That said, after homes usually usually come infrastructure.

      It’d take enough demand and proper ROI for a developer. Once the land is purchased, it’s probably a 2 year turn around from “we need a publix” to grand opening

      @@kenpozek ok thats not terrible I guess. I had a feeling it could be within a 5 year time frame. The need is there though since some housing developments in north Apopka are 20+ minutes away from a grocery store.

    Unfortunately I couldn’t watch it live, but I’d like to know your opinion about the huge development that is going on at International Drive, close to Sea World. I think the name is Paradiso Grande Resort or Grand Pines Resort. Vacation homes for investment.

    Another question: I live in London and moving to Orlando is part of my retirement plan. The problem is that I wouldn’t like to be less than 30 feet from my neighbours and the big houses I’ve seen in Dr. Phillips and Windermere are either old-fashioned, or have few extra-large bedrooms when I’d prefer 6 (120 to 150 sqf tops) suites to gather the family as the bedrooms will be like sleeping pods. Cutting to the chase I don’t think I’ll have any alternative but a custom builder. Do you have any preferences when it comes to builders?

      For a custom builder I like Cahill, and Jones Clayton. Feel free to reach out and we can have a conversation around where building something like this makes sense

    What do you think about the St. Cloud/Harmony area?

      I think Saint cloud will be another one that sees massive growth. While I don’t personally sell a ton over there, I think a lot of the overflow from Lake Nona will start to quickly grow the Saint cloud area. Harmony is really an island unto itself. Great neighborhood, but far from most of the things people moved to Orlando for.

    Hi Ken, watching from the UK, I'm currently a non-driver I know public transport isnt great in the orlando area, in your next live stream can you speak about any areas that have better public transport to the parks than others

    What is Ocoee like? I like the location but am concerned about proximity to Pine Hills.
