Just adjacent to this 383/1 survey no there are survey nos 240,241,242 and so on mostly all are GP layouts (some are unauthorized), the road from turkyamjal masab cheruvu to venkateshwara swamy temple in 240 sy.no. which is adjacent to 383/1 hmda thorror layout (prices here are 15000 to 22000) varies for plots with 25 ft and 30ft roads because of gp layout 1.thorrur hmda layout as of now for 232 plots is plotted (as said in the video and article it might take 2 years for entire 117.15 acres to lay down roads and all the amenities . 2) few layouts surrounding 383/1(hmda) are old gp layouts and only and undeveloped with real state offices only have Hada limits & in GDPZ zone. 3) all the 1000 plots of hmda might take atleast 5 years and above for hmda to auction in phase wise in the coming years. 4) in this South East zone for example Plots near ramoji film city till ibrahimpatnam (janharsha layout are starting from 5k to 12k per sqyd but no major construction will take place at least till next 15 years ..tsiic industrial park at malkapur might attract people but will take time to see the real growth near these ventures. 5) b.n.reddy ,badangpet ,almasguda,hastinapuram, turkyamjal ,nandi hills and surrounding took 15 years to get crowded and seen rapid growth since last ten years and now these areas are priced high anywhere between 35k to 90k per sq yd and above . 6) this thorrur hmda location will take atleast 8 years to get crowded ....new constructions coming up near masab cheruvu opposite side in the venkateshwara swamy temple road and this is only area with empty lands as of now but surrounding kammaguda manneguda,ragannaguda all are priced high and building are coming up. 7) Inside orr I don't think are any plot under 15 per sqyd at the least exception being ramoji film city janaharsha as of now . 8) so coming to this thorrur hmda layout 1ST phase auction might witness maximum 27k-32k per sq yd in the bidding depending on the plot location. 9) 383/1 surrounding sy.nos like 240,241,242 were selling at around 3500 per sq yd before 2015 . 10) so let's hope this hmda thorrur layout will have some effect on the surrounding gp ventures and hmda approved ventures for good growth in the next 10 years. 11) surroundings of this 383/1 sy no in the year 2000 plots were priced at 100rs per sq yd and till 2015 it was under 5000 rs . 12) Bongloor ORR exit 12 is 10kms away, ADIBATLA is 15kms , tukkuguda exit 22kms, pharma city is 45 to 60 , RGIA 35kms, lb nagar bairamlguda junction is 10kms ,pocharam /rampally about 40kms and no major hospitals as of now except kamineni in lb nagar but there are many in hastinapuram and bn reddy and vansthalipuram and many engineering colleges and many schools in bn reddy surroundings. Outside of orr till 15kms prices are atleast around starting from 14k and min 18k in the east and south zone
Update 14/03/2022 Today e auction of 50 plots was done by hmda for their east city layout of open plots at thorrur,turkayamjal abdullapurmet mandal ..out of (223/1000) for auction currently was BID at 37,000+ per square yard . As hmda said it will take about 2 years to develop the entire layout so after that we can expect 50000rs per sq.yd by 2025.
As per your information and results seen ( which are below Rs. 30000 for most of residential) , The market is in down trend, and the demand created by realtors is fake , its investors market , not a genuine buyers market, The investors who are mostly NRIs and retirees would sell away plots at some point of time , created a over supply. In chitkul , Patancheru , which is underdeveloped the plots are sold at rate of Rs 35000 per sqyrd where as in Bahadurpally, which is developed and inside ORR, plots are sold at less than Rs 30000 per syrd.
Buy for 5k and sell for 10k in outskirts..instead of buying for 30k...Near or far is not the matter...whether price goes up is the matter...25 thousand will be minimum bid I think...not only west side people from vijaywada highway may invest more...builders will invest...80 percent of realestate in hyderabad is investment not to stay or build house...so instead of development customer sees price hike...population advantage more demand for land..
As this layout is developed by Govt they should give the plots at affordable prices , Local Real-estate agents try to increase the plot prices by creating such kind of UA-cam Videos . Start bidding at 15k persqyrd people , This is bit far from Turkayamjal ,Ragannaguda ,Manneguda . Hmda Plot prices at Brahmanapally is around 19k Per Sqyrd which is very much near to ORR and People Now think how Much you can Bid in Torrur.

My friend identified hype and didn’t buy outside Orr, as it is difficult for him to commute, I suggested him maheswaram, he didn’t buy, I bought it, so I missed auction as I expected price to be higher,but it little more to maheswaram.

Better to buy here as this youtuber suggested than buying at outskirts in west zone. There is zero growth in west outskirts. All hyped prices and hyped growth there. If anyone go and see they will be shocked at west outskirts. Forget about outskirts, even kollur and mokila has no actual development still. It will atleast take 10 years for kollur and mokila to develop. West outskirts will take 20 years to 30 years easily. Better not to invest in outskirts.

It all depends on where you are comfortable to stay, those who are working in Adibatla can't stay in shankarpally, vice versa with financial districts. But personally I prefer this location compare to shankarpally, you are just 5 min away from ORR
I participated in bidding for Thorrur plots, the competition was very high. For NE corner plots was the minimum prices was 32500 and for west facing , minimum price was around 24000 plus. I won one NE corner 300sqyd for Rs 32500. I am thinking whether it is really worth of investing in this location being I am an NRI. what is the scope for appreciation in this location?
