I can't believe how municipalities just let that one slip on thru. A million party houses across America. Most in suburbs. Unreal.
Agree. I passed on buying vacant land next to an Airbnb home.🤮
Greater Seattle Area - Monthly Inventory up 15%-30% year over year. Monthly sales down -10% year over year. Amazingly house prices are holding up realy well. When we hit Fall if sales drop off 50% as normal we could really have a glut of houses on hand.
We've been in the Phoenix Area since 1972 after exiting the Washington, DC Metro Area. We left behind the High Cost of Living, Traffic Congestion, Crime and lousy weather. Unfortunately, Metro Phoenix is now another D.C, or L.A. If we were in our 20's now; we would never come to Phoenix today. Find somewhere else to build a future. It's not in Phoenix or in Tucson. "Think out of the Box". LOL

Rick, can you remind me when the slow months are for real estate and when the high sale months are?
Seasonally the highest months for new listings are Jan and March. Highest months for closed sales are March and May. Lowest is Jan.
@@Rickhelps Thanks. Does that reflect prices as well? I know things are climbing but I saw houses closing at much better prices end of 2023 Dec-Feb and then closing prices climbing toward May.
@@sebastiang7183 There really isn’t any seasonality as of late. Despite looking at months with the highest sales you need to couple that with inventory. Prices only rise and fall due to the relationship of both supply and demand.
Year round and year round.😂
