Pretty good list for singles and dinks. Not really a good list for families. Leaves out, PQ, Del Sur, 4S ranch, Rancho Santa Fe, then Poway, RB and Scripps Ranch as slightly less popular but still good as the most popular non coastal family areas. Good schools along the coast are mostly La Jolla, Carmel Valley, Del Mar and Encinitas. Most other areas are a step down in school district quality.
Both have different vibes. Little Italy is probably more of the true city living most people think of. Pacific Beach is definitely city but more of a laid back beach vibe too.

I would catagorize Ocean Side more as affordable and gentrifying.

It’s pretty beaten down to begin with and still is… affordable as in fixer uppers?
Carlsbad and Oceanside both get heavy gray, cold marine layer.

Good points too! Pricey homes there...but isn't all of San Diego pricey at this point?
Seems like the best “ beach “ neighborhoods of Sd , theirs rancho sd , Santa Fe , penasquitos , valley center and so on
