Gosh that's tough! It seems Celina still has a lot of room for growth still so I think it will be a while before Gunter is comparable. Buyers are motivated by new construction homes but they are also looking for great schools and infrastructure so that's where I think Gunter has a ways to go. Aubrey, Melissa, and Van Alstyne are growing ALOT!

Some of the eastern suburbs do offer similar for less - all about the location. People moving to Prosper/Celina want to be closer to new development in Frisco so they will pay the price for it
Left Celina after 15 years , HOA,taxes are skyrocketing. I’ve had several tornados in my time here along with hot summers and freezing winters. City planners didn’t listen to traffic engineers so driving is a nightmare. Buyers beware! Just because rates may trend lower it’s still becoming over saturated for careers and property.
It's ridiculously overpriced. It's the highest PID in all Celina, and a poor value overall at every level compared to what else is around. It amazes me that people somehow feel McKinney is "far out" or undeveloped yet think Celina is a better choice.

Is there a PID and MUD?
Yes there is a PID! I talk a little bit about it in the video. Most New Construction Neighborhoods in North Texas have a PID so fairly common here
