Hey! First time watching, this video was forwarded to us in northeast England! We, the Bradley family used to own and run Bradtec Ltd (then Derby Trailer Tech.) in this property in the 90s-mid 00’s. We were custom steel manufacturers and my dad, Brian, built the big building ourselves in the late 90’s to make it suitable for building semi-trailers for transporting plane wings or fuselages for Raytheon to the UK. We also custom built truckbeds, show trailers, jetski trailers, all-things metal on-site. The main part of the big workshop had a paintbooth where all those extraction fans are and the back extension was purely for steel racks and storage, can’t believe those racks are still there! Our hand prints are in the cement somewhere too 🤷🏻♀️ Thank you for the tour. Amazing to see it is still there and that it is gonna live on as something even more awesome. We are now running a Zoo in northeast England (bit different to building trailers 😂) but life always takes interesting turns. Best of luck.
Its not legal you use the building as a residence I believe. But if the office and the lounge has a couch nothing wrong with sleeping there for a night or two during long projects.
I think the smaller warehouse is more usable space and probably a lot easier to heat in the winter. I used to have a 3000 sq. ft. shop in a warm climate, I can't even imagine the heating & electricity builds for such a large space....

Park an RV in it and stay in that if you need to crash on site. Don't mess around. You could be like the Wizzard and put a Yatch in the garage. That way you are exempt from having a dwelling inside.

If anyone was wondering "how's he affording that"...it's in Derby, KS....no one wants to be there. It listed for $700k and was price reduced to $550k and then went to auction when it didn't sell at that price. I was thinking "holy shit where I live that'd be like $2M or $20k/mo to rent". So basically, not that much more expensive than buying a house and you can till get a loan on these things.
If that was my property, I would put a paint booth and body shop area in the office building. Should always have a mechanics shop and a body shop separately. Can't wait to see what you have planned... 💯
You have so much opportunity here JR. To make sense of this there are so many opportunities...rent some of the small units out to start up companies, rent some for storage, rent a space on the front wall to Virtual Railfan for one of their cameras. You could draw a lovely income on short term lets which would pay for all your changes. Whatever you do....good luck with it

Was in the material handling business since before I was born (and I’m 40-something). Nice to see that the “as-is” included some good equipment! And also nice that you’re close enough to the police station that theft might not be an issue. That had me a little worried! Overall, congratulations, and Happy Thanksgiving from South Carolina!
I didn't say it didn't need work. Any rental you buy at auction will need work. But long term you can set that up to at least break even if not make money.

Hi JR cover the racking in plywood and use it to store car parts, drift wheels and tires , bumpers etc. do not reinvent the wheel, use everthing that has beem given to you. You can set up a pait booth using one of those extractors. Use the shop air and remember to drain the liquid at the both of the air compresor before you paint and at the end of every day. Also use mosture extractors on the end of the air lines leadind to the pait booth, and at the air gun.
I can’t believe there’s still clamps being used to lock the big doors after the original locks wouldn’t work after someone ran into the door rails with a forklift... about 20 years ago
Use the smaller building as a merch shop, office, studio, two small apartments , and to store cars. Throw solar on the top of both buildings for energy savings, insulation and paint and she’s all set! Very excited for you and what you are going to achieve.
Probably not zoned for residential, so apartments would be out, or need a variance. Probably not a great use of the space anyway. Merch store, video studio, car storage/display -- definitely.

I worked Project Management for decades. Your property is a beautiful setup, but there is so much going on and so many things to pull your focus I suggest you spend a few days coming up with a strategy and at least a high level plan to move forward so it doesn’t swallow you. After setting up security and moving your stuff into the main building I would explore ways to monetize that 2nd building to get some cash flow. Obviously fix up videos will be great- look at how Goonzquad has done with home renovation...best of luck with this new stage of your life!

That second building needs to be used for exotic car storage. Make each door a garage, duct in some climate control and lease them out.
