    Hi Serena, I cannot defend the tenant for not telling you about the mold, because I have been both a landlord and a tenant. I was always a responsible tenant, super clean, quiet, a professional career with rent normally paid early and in full, (occassionally paid on time)and so on. Inspite of that when something goes wrong with the property such as what you mentioned here that is no fault of the tenant; the landlords go crazy. "What did you do?" is often the first thing out of mouths when a leak occurs, as if a tenant would tear the pipes apart or drains as in your situation. The tension of being falsely accused for reporting a problem happens everywhere. Hurricane Sandy damaged the roof of my rented townhouse, and water started coming through the ceiling. It took months for them to fix it. Water came into a bedroom, destroyed my son's bed (soaked the mattress causing mold-I had to replace it-they wouldn't no matter how politely I inquired). They wouldn't even tarp the roof to prevent water. It's too expensive to rent interim accomodations and they did not offer to help with that. So we had to live with the mold developing more and more, a bedroom wet for months and mold never abated even after the roof was fixed. You sound like an awesome landlord, but most are not. One apartment I had filled up with smoke from another tenant's apartment, I woke up to a smoke-filled place during the night. I panicked, got outside, and called 911. The landlord screamed in my face for calling 911. Turns out the chinmey was leaking and code enforcement ended up shutting them down-that wasn't the only violation (I was unaware of the other ones as they affected the lower tenant). To summarize, most people that rent have very negative, highly stressful interactions with landlords no matter how good a tenant they are. But some tenants are just rotten and so destructive, so landlords become so hardened that they take it out on everyone. A suggestion from someone who has been the landlord too? Put a clause in your rental agreement that states that tenants MUST report any problems such as but not limited to water leaks, electrical, etc. to you upon discovery. Check the wording with an attorney for legality. Here is another tip (sorry for the long-winded harangue)! Take actual physical photos of each area in each room and have them on walk-through, lease sigining day. Have the tenant sign the back of each photo agreeing that the photo accurately depicts the condition of the apartment upon their renting it before handing over the keys. Also mention this in your lease. No initialling- it must be a signature on each one.

    I enjoyed this podcast! Very informative. I learned the hard way that you have to clean and put Kilz on the subfloor when replacing urine damaged carpet. I have dogs and to me, pets and carpet don’t mix. I have been replacing mine with LVP.
