I’m breaking a commandment because I’m coveting this home. But I can dream, right? Not only is the home absolutely gorgeous; the location, the views, are amazing. It is large but still feels like a comfortable home. Whoever designed the home, decorated the home, did an incredible job. I wouldn’t change a thing. I also need an elevator...wah lah...the home already has one plus has a beautiful pool which is the only way I can get exercise. Thanks for the fly over as it shows the property in such a way you can really appreciate it. Great video guys.

Wow, What a house. It's hard to believe that tennis brings you this kind of house these days. I mean when you compare it to what players made when i was a kid, it doesn't compare to nowadays. It's unbelievable. Gorgeous home but this house is for a large family not just one person. It's a waste of space otherwise. IMHO! Nonetheless, it's a fabulous house. Congrats to her, to be able to live in a dream house like this, and i hope it sells for what she wants.

The issues with the property are! the reason why its not selling and is on market for 207 days until now.
Most properties in the neighbour of this magnitude are selling for 4-7 million dollars.
Just because she brought in workers from Italy; doesn't mean they were paid higher or equally to american standards; its unfortunate common practice to bring workers on visit visa and get the work done. not saying she has done that but that is a possibility utilize by the builders.
She made it for her wishes and desires; not for the buyers wishes and desires; now she wants to capitalize on it.
The estimate cost of construction including foreign marbles is between 4-7 million dollars.
Most people still have some decency left in them; as expose bosom fire places; what are we?
It's a beautiful home, don't get me wrong but personalize touch are greater hinderous at times to sell the place after the price.
The other issue with multi million dollar homes is that most homes are following in these prices
95% homes are sold under 500k
4% homes are sold upto a million
0.9 % homes are sold upto 2 millions
0.1 % homes are sold over 2 millions
now there are exception to the rules but most pedigree of homes fall under this.
Multiple million dollars custom homes are built for personalize touches, requirements and desires. one owners dream can be someone else nightmare; you are asking people to buy your dream and pay you profit on that as well. doesn't always work.
I suggest they need to list it for 9-10 millions and hope to get 7-8 in return.
Finally she should keep it to herself; but i think expenses of the home are quite -a-bit for retire tennis player to maintain now.

You are asking people to pay 13 million plus 200000 a year; yes some people may be interested but reality is people who invest and trade know the value of the money; aren't willing to spend 2x what they should; especially when they worked hard to get it.
This is property psych 101!
If she spent 15 million dollars on 200 acres of land construction and furnishings then its worth that amount. Your choice to buy or not to buy regardless of the styling.
Anyone with that kind of wealth and lifestyle wouldn't haggle over such matters. If you did you can't afford it, if you had this kind of lifestyle you buy it and make changes using your own money because you're rich. If you under pay great deal if you over pay then you were foolish.
