    I have 17 homes, i am tired of PM company and want to switch to a software where i can manage properties remotely, which one do you recommend? Thanks again for the advice and the video. Awesome points.

      I personally went with Buildium with about a dozen homes and we still use them today with over 250

    Which to you use and what is the average time frame for rent to get into your bank account?

      We use Buildium. Depending whether the tenant pays via EFT or credit card, the money hits our account in just a day or two. How quickly are you looking for the rent to hit your account?

      @@emersonpm two days max sounds good. I'm using erent payments. The rent takes up to eight days. Way to long. Would like it next day if possible.. erent does not change any fees for use. Just a transaction fee. When rent is paid. Is that possible too?

      @@MeowMixx411 ya, 8 days is wayyyy to long. Buildium just charges a transaction fee as well. You'll have to reach out to see if the switch makes sense!

    What if you are a landlord who uses a property manager - will these softwares work also?

      Good question! If you have a property manager they should be paying for the software and provide you access. If your PM isn't using a PM software then fire them immediately!

    Good video! Unfortunately, I'm not based in US. Do you know any rental property manager software that is for EU? It seems I cannot find any. TIA

      That's a great question! Unfortunately I don't have a software to recommend. What about asking other investors in your area?

    Avail seems good except they let tenants make partial payments, cancel their payments and adjust the payment dates. This cannot be turned off by the landlord or property manager

      @@emersonpm Because I wouldn’t want the tenant to pay part of their rent. I want them to pay the entire rent amount. Otherwise it turns into “sorry I spent most of my money and this is all I have to go towards the rent right now. I’ll pay you the rest later.”

      @@Hbd2002possibly, but we've always allowed partial payments and have a less than 1% eviction rate

      In California if you accept partial payment after giving a 3 day notice to pay rent or quit it invalidates the notice.

      @@ssadiq1000 good point! But you can block the tenants ability to pay online correct? We block the tenants portal access after we start the eviction process

    is there a cost-efficient software that syncs with quick books

      Not that I've found for our owners property books but we use QuickBooks for our corporate accounting. If you find one, please let me know!

    Super weird you are bashing people in their 40's and 50's for not supposedly not being up to date with software and then you write on a white board the options...??! Most people no matter the age run property via software.

      Most property owners only have a couple properties, and for only a couple properties, the cost of the software doesn't make sense. And don't be hating on my white board!
