This is a great video. As a Property Manager in South Florida, all of this advice is great. I think its important to find someone who isn't a pushover, they will go and beyond to make sure you are happy and meet your needs without ripping through your net income. Great video !! =)

We just fired hours. She started out fantastic but then the vacancies started eating us alive. So I did a little bit of detective work and discovered that she was only doing showings during business hours. And also, the Tenant experience was not good, even for our best on-time paying tenants.
Have used PM to secure tenants for SFH within exclusive resort community. Even the high end agent had critical clauses missing in their lease… likely safest to review all documents the PM plans to use.
Very great-great questions when screening a property management team. I have a single family home that I would like to have managed due to my lack of time. Question for you though, when first starting off, how do you find a general contractor to fix the home up for ready for tenant ready to move in?
Hey, project manager here. Don't hire a handyman for any remodels, drive around the block an see what companies have signs by the street on the homes that are working on. If you see 3 or 4 signs from the same company, best bet would be to start with them first. Also interview homeowners who have used their services, and lastly make sure they are a licensed builder for the state. We are licensed home builders for AL but strictly do remodels and additions. Licensed homebuilders will be able to pull permits and know all the sub contractors in the area to get your home rent or flip ready.
