And by raising debt to fund an investment, so called gearing, adds to that risk. Not advisable. You should never invest more than you can afford to loose. Furthermore, if you have decided to invest, you should not do it just because you want to be a millionaire. You do it because you are genuine interested in the investment itself. Money comes if the underlying activities turns a profit. And last but not least: Do your due diligence properly and particularly how to exit. I have seen so many cases whereas exiting is super hard and even impossible. Then your invested money is trapped and basically worthless for you. And then the Golden Rule: If it looks to good to be true, that is probably what it is. If the ones asking for your money promising unrealistic profits, then it just to walk-away.

I will definitely need good advice because either the location or just mare bad luck is on our side because we have not been able to make a fraction in terms of profit compared to the amount of money spent investing in real estate as you have mentioned in your video.
