Great water front lot! Nice grounds, but the main structure is questionable. Are you sure about that $3M price tag?? Is that US dollars??
Glad you like it! The location, the lot, the elevation and views are all spectacular. The price is in USD, it's near impossible to find ANY house in the Sian Kaan for less. I have a new listing coming online shortly in Soliman bay for a 5/6 BR oceanfront villa with only 15m of private beachfront at $2.6M USD, compared to the 100m of beachfront here. This beachfront market is pretty tight, with not a lot of available inventory.
Great location. Gorgeous beach. I think the floors need to be redone. Nothing modern or stripping it of it’s Mexican charm, but just a cleaner look. Lighter floors would brighten up the living area. Also, it’s odd how the pool seems to be on the wrong side of the deck. The Bali bed and deck chairs are facing the house instead of the sea.
Thanks for watching Marcus! The location is spectacular for sure. You're right, the floors could be on the lighter side, but it's a charming look. Maybe a little Tulum style refresh could work. I like that it stands apart from so many of the other Tulum-style beach villas. More character for sure - and obviously has a few years behind it. I can connect you with a contractor if you're up to it! ;)
Where would the garage be if you have a car?
There is space inside the gates to pull cars in. At the moment, no garage, but there is room to do something. The Sian Kaan is extremely limiting in what percentage of your lot you can develop, but there are a number of creative architects and builders familiar with getting work done in the bio-sphere reserve. It's such a special area because of the building restrictions, keeping it lush, green and private.

This house is everything about location, the house need at lot renovation updates, 3 million $ I don’t think so….
It's all about the lot & location! For sure the house needs some updating, but trying to find a 5BR house in the Sian Kaan only 5kms south of the arch for less, and there's nothing else.

Honestly, that's one of the things that stands out for me about this house is how high it sits above the water. It gives you amazing water views, plus the house is maybe 4-5m above the water level. That aside, the house is made of concrete block!

Nice location. I dont think the land is worth $3M in Mexico. The house certainly doesn’t add much of value. It will be a tear down whoever pay that kind of price. Please give us a follow up.

Everything about the house is wrong. With beachfront land in Tulum anyone with a minimum degree of taste can create something better. What a waste of land with that house. 3 million USD hahaha. Tear it down please
