in all those explanation I still don't get it, who pays the solicitor and the fees if the selling party decides to take another offer, or if during the checks it turns out there is debt on the property or whatever. what are the expected costs for me as potential buyer?

Hi Terry currently selling our home is the closing date adhere to from your experience? We have a 3 week gap between contract signing and closing date(lian drawdown) just want to understand how feasible it is to achieve this ( for context we had all the paperwork ready before going sale agreed)
Your solicitor is the best person to advise you about this. He or she is aware of all the variables and moving parts, terms and conditions for both contracts, the position of the vendor, what is outstanding for loan drawdown etc.
What else is required for the anti money laundering? Do you need bank statements going back many months? Is there a cash limit or do solicitors look back regardless of the cash amount?
@terrygorry If I don't want to go through banks because of interest payments and foreclosure risk and instead wish to borrow from a couple of family members will solicitors need the bank statements and income/job of those family members to prove proof of funds?

Currently selling our house.....AIB took 6 weeks to release documents ......the most frustrating process a person will ever undertake
Dont work for AIB but have worked for other lenders, the majority of the time its the solicitors fault and they will blame the lender

What is the standard legal fee ? Is it a set fee or % ?
Set fee with me, anyway. But value of house is a factor in setting the fee.

Initially, photo id and a copy of a household bill is enough.
