Of course licensed Architect dapat wag ung contractor lang na experienced lang kukunin. Alam ko medyo mahal kumuha ng licensed contractor but at least I'm satisfied with the results. Kumuha na kc ako ng recommend lang but at the end di ako satisfied sa naging results ng gawa nila! 😉 👍

May I add, sa mga planning to buy a raw lot in a subdivision, esp yung mid to upper class, get a copy first of the restrictions sa pagpapatayo. Some are very strict as to the setbacks (minsan mas mahigpit pa sa munisipyo), type/theme of design, minimum budget, height, etc. Surely this will limit one's options. For example, I was once in the midst of purchasing a lot and my plan was to build a modern/minimalist house, buti na lang I was informed on time that they will not allow it, they will only allow Mediterranean style. I canceled the purchase.

Most developers are buying old properties, demolishing existing structures, and then constructing modern contemporary designs from the previously existing ones. Then sell the new property with a huge profit. Therefore, constructing a new one is more reasonable rather than buying a new RFO property.😉😎
Di ako bilib sa mga foreclosed properties. Minsan mas mapapamahal ka kasi sa demolisyon and construction costs. Mas ok yung lot na lang ang bilhin mo na walang nakatayo.

First of all, Ganda ng t-shirt mo, Ar. Ed! Pasadya ba yan o binili mo na gawa na? Marami akong natutunan sa topic na ito, kahit na may experience ako both sa pagpapagawa, at pagbili ng house. Right on Ang mga explanation mo and in the end, ikaw pa rin Ang decision maker. One thing to consider is that a new house usually conforms to the latest building code, especially now with awareness of earthquakes in the fault zones. Built homes naman may have nostalgic value. Consider also the location and of course, the cost of renovation. Thanks so much Ar. Ed!

Di naman problema ang gastos sa construction ng bahai, ang problema ay kung may available lot or house sa location target mo. Kung melon naman bahai available sa location gusto mo ay napakamahal naman ng bahay.

Hello po. Depende po sa klase ng soil maam. Engineers design house's foundation according to soil types and load bearing capacity. I think they are in the best position to explain this para mas reliable.

Merun kame kasi nabili na lot 110 sq meter at plan namaen magpatayo ng 2 duplex attached single storey na may own gate sila tig isa at up to 9 meters lang ang taas ang allowed itayo. Hoping po mabigyan nyo po aku ng sagut.

Kailangan po mau building permit & occupancy permit bago makakuha ng business permit kung gagawing paupahan (ayon sa isang vlogger na may apartments din).

Hi. Late reply but as of July 2023, P22k is the minimum quoted to me. If it's 70 sqm * P22,000, it's 1.54 M minimum.

Recommend lang. Possible leak is coming from plumbing pipe failed joints, screw holes while hanging pictures or pipe crack that are imbedded in the wall. Process of elimination, isolate all the plumbing lines within that problem wall. Then observe. Thanks
