    How is lotus square mall at Lb nagar . They are assuming 10-30k rent for 15L 150sqft per unit. Rent is divided for whole building and paid to each unit . They say it Will be ready by 2024 Sept.

    like your analysis but as our economy growing, as we are just started growing as a country and our metropolitan cities, there is a good scope for owning Office spaces.
    only concern is Hyderabad has an oversupply(office spaces) hitting the market in the next couple of years and valuations do not justify the market dynamics and risks associated.

    Sir 🙏 తిమ్మపుర్ railway station nearby areas.. just 16 kms from Hyderabad international airport.. From Thimmapur Railway station every 15 minutes local train to Kachiguda, Falaknuma Secunderabad..
    At Thimmapur's Mallapur, a Big short cut to Chegur Shanti Vanam (Asia's biggest meditation centre).. at this place full of villas, big roads, more road connectivities, City buses Bus Stop, Full of greenery and beautiful areas, full of Organic vegetables available and pure milk available..

    Thanks for your vedio. Can you do detailed vedio on some commercial space builders like Kapil tower, premium IT park etc...many othrs are they really giving rent now on time basis who invested from last 2 to 3 years??. Many innocent investors getting trap by builders in commercial space. If you do vedio lot of benifit to people including me. Also please list us what are the good commercial spaces giving proper rent now if you know

    Nanakeamguda financial district lo Hyderabad one ani oka hotel project (Sensation infracon) vallu 10 yr guaranteed rental 9 percent isthamantunnaru. Very starting phase lo undi. 4 yrs for completion. Is it worth to invest. Pl advice. Tq

      I invested 68L one year ago and getting 40.5k rent after 10%tds since then. It’s still under construction . Not sure if it’s safe investment or not . But I heard sensation is trustable as per my uncle. They are going to construct a 33 floor residential in lb nagar soon . My uncle is a big real estate agent

      @@shivakumargajjala5252 tq sir for the info. I have the allotment letter but am not sure if I should go ahead with the payment or not. What will be the approximate property tax after we get the handover sir. For 546 sft, I calculated 9000 per month approx and 2
      1.1 L/ yr. Then we may get only 6 percent return only 😞

      I am investing in lotus square mall at lb nagar . 15L 10-30k rent as advertised . Would take 1 year for the commencement . Not sure if it’s safe or not . They say they only have some 45 units left out of 1730 units

      @sandeepvaragani6396 I don't have an idea and never inveated in commercial spaces..so far my investment in open plots..called them yesterday, they had previous exp and I saw comments from other videos where they are receiving payments from kapil for the past 5 yrs without any issues. I need to investigate more..as per other video around 1 yr ago they offered 24 lakhs for 120sft

      @@santu346 Yes, Before they offered for 24Lakhs and giving monthly 18k i think later they changed to present deal. The deal wise sounds good but 36lakh juz for 120Sft which we have to think.

      In Kapil need to consider 3points before invest, 1. they need complete white money, they don't accept any liquid(black money) cash. 2. it is not 36L it is 36L + 3L(with tax).. and 3. rent is not 27000 it is 24,500(after TDS).. if you OK with all these, no need to worry about rent as they promise they will give you for sure.
