- NYC had a retail center in one of its richest neighborhoods, but when it shut down there was debate as to why. Was the rent too high? Was there not enough foot traffic? Well today NYC is back, there's foot traffic, rents are reduced, and the stores are still empty, for some reason.

NYC Mayor Rudy Guliano use to follow the "broken window" theory about crime which was very effective about 25 years ago - all crimes, especially including very minor crimes, were arrestable and criminals received punishment. This cleaned up NYC very well back then and brought businesses and people back - people eventually felt safe due to Guliano's policies.
I went to Times Square in 1994. Porn theaters everywhere. 2 years later, the porn theaters were gone, and Disney was in Times Square. If the political will exists, it can be fixed very quickly.

In the city I live in, shoplifting an item of any value (as little as 1 yen, the equivalent of 0.65 CENTS) will bring down an arrest and prosecution in a court system with a 99.4% conviction rate. Additionally, shopkeepers do not let it slide even if, upon being caught, the thief offers to pay for the item.
Oh, and if you are a foreigner, the police can hold you in their cells for up to a full year before trial.

Yesterday me and my wife were finding a vacuum at Home Depot here in Denver, they were up over 5 feet off the ground on a shelf. I grabbed one to put it in the basket and the entire row was connected by the little black security cables/alarms. Of course I didn’t see that because they were behind the boxes and 300 pounds of vacuums came raining down on my wife and I. I asked the store manager what the hell he was thinking, he said if they don’t do that they would all be gone by the end of the week. He told me $8 million a year just at the storehere on I 70 and tower by the airport..

Also NYC has a culture of minding your business so even when crimes happen a lot of people say or do nothing that’s why our subway announcement literally say speak up if you see something cuz New Yorkers don’t . Also New York state doesn’t have a lot of jail space forcing them to release people . There a lot of problems at play from migrants to it being hard to build new jails or shelters cuz no one wants to live next to them from the police not doing there job due to corruption. to the corruption in the government i’ll give it that though theft is very high and other petty crimes are high in the city actual violent crime isn’t as high as people think . I’ve seen all the petty crimes and stuff but actually violent crime like homcides and stuff are actually very low for a major city in the US as someone who lives here .

If a stores tries to curtail retail theft by having EVERYONE show their receipt, you get people who complain you are infringing on their constitutional rights. Or, if a store mistakenly suspects you of theft, they could be sued for detaining them.

Really disgusted by the fact that some lawmakers think people are just exaggerating crimes in the city like theft. As a previous retail worker that just left a few months ago, I can safely say that theft happens everyday in the store I use to work at. They grab stuff in bag and walk out. Sometimes getting violent and always thinking they're in the right. Its real and has real consequences.

Aside from the cost of the goods themselves (which may or may not include the rising shipping costs), you have to factor in the cost of labor, storage space in the store, insurance, cost of the store itself.
Some of the profit margins on these goods are miniscule, some products are loss leaders.
There is also the time it takes to process all the theft incidents, investigate and account for them (that was my job). If one location is constantly getting robbed it becomes more of a headache than it’s worth.
Why pay for a location in NYC that’s constantly being robbed when you can open one in Aspen?
Why send goods all the way to Hawaii for them to get stolen when we could send them to Dallas right off of a shipping container?

It's about a 2% profit margin you are talking about. That is what people do not understand much. A little theft can cut into profits massively. Particularly if you are a small mom and pop one.
Not to mention the emotional damage of the workers, workers quitting, insurance going up if there’s damage & families who are barely staying afloat with these smaller stores, before getting robbed.

I grew up in a rural environment and eventually moved to a major city for my college and career. I eventually got used to that lifestyle but once I retired and returned to the country I can't imagine ever having to go back to living in that kind of environment. I find it surprising how many friends come to visit just to get away from the city to unwind.
I like the *idea* of the big cites: So much to see and do, so much to choose from. But they all have D'ems in charge, and the ensuing chaos is as sad as it is predictable. If they choose conserv/R's, like they did with Giuliani, it would be so much better.

What some people don't necessarily realize; Closing up shops won't stop the theives over there. If anything, the lack of stores will make them bold in their actions, and lead to robberies/home invasions happening much more often.

But a couple reasons why many of the owners/landlords of those vacant storefronts can afford to keep the properties not rented for months or even years, is the fact that typically high end Commercial Real Estate (CRE) like the ones shown in the video are usually rented to top tier commercial tenants for long term leases (10 year to 25 year leases) whereby the lease terms are guaranteed by the tenant and backed by a bank guarantee. Therefore, if for instance, MacDonalds or Nike Store etc had rented those Commercial spaces under a 25 year lease (with a 3% yearly rent increase built in to the lease), if after 5 or 8 years or whatever the Tenant (MacDonalds or Nike Store) decided that business in that area was not feasible therefore they would close that location, the owner/landlord would STILL be paid by the Tenant (MacDonalds/Nike Store etc) for the remainder of the lease, even though the property is vacant. Usually what happens is, the Tenant (MacDonalds/Nike etc) may even buy out the remaining term of the lease. So, if there is still for instance 15 years left on the lease, the top tier tenant and the owner/;landlord may come to an agreement in which the Tenant pays the landlord a discounted lump sum (For instance $25 Million), and the owner/landlord can even still bring in a NEW high end tenant to lease the property.
There's a very good chance that the owners of the vacant Commercial Properties are either STILL being paid the lease payments monthly from the tenants that left. OR, the tenants simply paid the owners significant lump sum payments, thus ending any future obligations.
And the government always seems confused about why it’s happening. California is trying to make it very difficult for businesses to close and leave.
CA is preparing to start to sue businesses that leave as if they are obligated. This will keep businesses OUT.
Government knows perfectly well what it is doing. Few years, and they would reverse the course and would go full 1984, and you would cheer them while they would make it illegal to disable your phone because it would be openly used to spy on you (unlike today when it is done quietly).
