I am not expert but from long time I have been evaluating real estate based on the few points especially for residential homes or plots... let say a home check the value of land how much per marla in the same area.. then the built quality of the home and Materials used... you can compare the cost of construction from any valued builded or contractor just for comparison A class or B class based on the home I am going to buy... then the age of the building... internationaly age of building is considered 40 years... but in pakistan it should be lower due to some issues like seepage and other factors like in lahore this factor wear and tear the homes very quickly... then the rental value of property and location like road size and other things... where is this located... I have noticed one thing societies build an outstanding entrance and their offices .. wide main roads parks close to entrance big parks... when you enter first time your judgment get biased and you think vow this the best society... but later once you buy something you get to know the issues... also one more thing If a scoeity is going to offer multiple blcoks the first few blocks will be outstanding then gradually their quality of development goes to the worst side... also if you find a society has an area in starting blocks that they did not develop then keep in mind they will offer extension of the same blocks once there will be population around... so you can buy in those blocks prices for sure will go up in future in those blocks... in smaller societies if you are investor exit timely because once the societies sell all of their inventory they don't care for development issues or other issues so exit before this time and book your profits otherwise a time will come land price and value will be same to the private land outside the society... some more factors to consider approvals and other legal things...

Some big cities like Karachi, Lahore, Rawalpindi etc have good values due to availability of business and good educational, better health facilities. Some areas are poor like South Punjab where property have no value due to lack of better living facilities.
You are talking about appraisal, averaging and median prices. The problem is that due to absence of credible land title system where the government assesses the value of every plot and levies annual taxes it is an uphill task to determine the market value of the property or plot it becomes largely a guessing game. Secondly people do not usually state the true price because they do not want to pay municipal property transfer tax
Sir, for example, there is a new house for sale in DHA2 Islamabad. How do we estimate it's price? Curent plot price in that area + construction cost+ 15%-20% of this total, is that fair price?
For 1 kanal house, it has to be more than 15-20% as duration is more than 1 year. For 5 marla house, 15-20% is a just price but who is going to estimate the construction cost?
