    In Goa two types of Agriculture lands, orchard and agriculture, on orchard land you can construct residential houses, but it should not be less than twenty thousand square metre, on agriculture land you can grow only crops , you cannot grow fruit bearing trees, and house can't be constructed on agriculture land.

    Goa land is expensive because 60 % of land comes under forest area rest of the land is divided into agricultural / Kazan/ community land / land where u can build infrastructure . That’s why Lsnd is always the issue. Ones you by land and if u have children they get rights of the land because of the civil code of Goa
    Goan law is little different then other states law of India 🇮🇳

    Just to explain you as Goan. We have document called deed of succession that should be done if any parent dies. Succession means kids wife or husband if married. There is also called as Deed of relinquishment if any kid wants to relinquish their right but it should be again documented. If they don’t want deed of succession to be made then they can do inventory proceedings but that should be before the death of any parent. If inventory proceedings (10 step procedure) not made then after death deed of succession is a must.
    Secondly this rule is good because if multiple owners are there for single land then chances of cheating one owner to 2nd owner and the client is less. Prerequisite is to cross check all the owners. Don’t use shortcuts to buy the land

    There are 3 types of land. 1).Settlement 2) orchard 3) agricultural. In the first 2 you can safely construct with permission. Agricultural land cannot be converted unless given special permission by the government.

    Advice: 1. 300 sq. mtr land in settlement zone from recognised developer can be purchased. 2. Do not buy orchard land unless for investment for 30 years or more 3. Never buy agricultural land in Goa, you will fall into big problem.
    4. Buying newly constructed flat or row house is ok. lastly land fruads are happening, so appoint good advocate dosent cost much around 10k to 20k fees.

    Madam aap galat baat mat bolo ki government farming in me help Karti Hai. Kyu ki 2018 me cashewnut ka rate 200₹ /kg diya jata tha vo bhi Chun ke bade bade nuts lete hai. Abhi vo 106₹/kg de rhe Hai aur 150 takk -(depends on size) mil sakta Hai agr file krke agriculture meh submit kre toh.
    Toh aap he bataiye itni dhoop meh mehnat krke bhi government kya de rha Hai cashew farmer ko?

      its 140 mtrs.. you cant buy such small plot .. unless someone sells from his bigger plot.. minmum is 300 mtrs or 225 or 2250 sq fts

    Goa is for young people not for old people. Each and every time when we both went to Goa taxies and Rikshaws mafias are looting outsiders.as we can't talk in Kokani language .we are marathi speaking. All local buses are overcrowded and passengers are traveling like Cattles. No medical shops no docters available outside cities. and no plumbers no electricians available first of all all these people are lazy not like Mumbai where everything's are available at footsteps..
