In Goa two types of Agriculture lands, orchard and agriculture, on orchard land you can construct residential houses, but it should not be less than twenty thousand square metre, on agriculture land you can grow only crops , you cannot grow fruit bearing trees, and house can't be constructed on agriculture land.
Goa land is expensive because 60 % of land comes under forest area rest of the land is divided into agricultural / Kazan/ community land / land where u can build infrastructure . That’s why Lsnd is always the issue. Ones you by land and if u have children they get rights of the land because of the civil code of Goa Goan law is little different then other states law of India 🇮🇳
Just to explain you as Goan. We have document called deed of succession that should be done if any parent dies. Succession means kids wife or husband if married. There is also called as Deed of relinquishment if any kid wants to relinquish their right but it should be again documented. If they don’t want deed of succession to be made then they can do inventory proceedings but that should be before the death of any parent. If inventory proceedings (10 step procedure) not made then after death deed of succession is a must. Secondly this rule is good because if multiple owners are there for single land then chances of cheating one owner to 2nd owner and the client is less. Prerequisite is to cross check all the owners. Don’t use shortcuts to buy the land

Buying newly constructed flat or row house is ok. lastly land fruads are happening, so appoint good advocate dosent cost much around 10k to 20k fees.
