Planning to loan funds to my mother that will be payable back to me upon the sale of her home (no timetable known on home sale, could be 3 months, 3 years or 10 years+ which is fine), can a promissory note be used for this purpose when the payback time-table is unknown?

What if I’m lending below 14,000?
IRS won’t tax me if interest had been charged?
