    Habitation licence? Do you mean the building permit, also called housing permit? In american language the housing permit is the permit to start the construction of a residential building.

    Excellent information thank you. Is it possible to license a property after the fact of building it. For instance of a person wanted to purchase an unlicensed house - can a license be obtained?

    Are the new requirements “statement of responsibilities” for new construction by the architect and Engeneer not good enough. I understood this was done in order to free up the municipalities from having to continue the delay in waiting for these approvals? I was reading on this . That’s what it seems to me .

    HI Ana, would you know how to obtain a habitation license when our building process started 6 years ago, but we only finished all the work now. our original builder, engineer and architect is not in charge any more. how should we proceed? thank you for your help.

    Excellent video. Thank you. We are retired educators visiting Poland and Estonia after helping a new school open in Lviv. We are seriously thinking of selling our Portland condo and moving to Europe. Is renting is a better option than owning a home for seniors? We always wanted to own, but now it seems that putting the cash in CDs is wiser than purchasing a home. Plus the healthcare is better here, than in the US. Your thoughts? Dean & Cindy

    Great presentation. My question is qui bono ? Who benefits from these (to me) absurd rule changes? They look like a trap being set for unwary buyers, which is immoral.

    I wonder why everybody is so lazy in public service? Changes on licensing is plain stupid. I'm not aware in which country you can sell real estate without proper paperwork. What this will trigger is bringing down property values with unknown cost of legalising. I'm very disappointed how PT handles these matters. It is not good for anybody and discredits the country itself.

      I heard this is a myth and that most of the new investment comes from the portuguese themselves cashing in?

      @@gee3883 not a myth, just in 2022 the foreigners directly or trought investment funds, were a third of the RE trade in Lisbon.

      @@gee3883 not true... Last year half of the value of transations in the housing market in Lisbon was made by foreigners. Most of them just as speculation investment. Please see National Institute of Statistics.

    Greetings from Estoril...Been a legal resident of Portugal since 2016. Orginally from Texas. I have lived and traveled all over the country. Most properties would not pass a basic occupancy inspection that we have stateside. The majority of Real Estate folks are not licensed, the broker is. No matter what type of contract you sign rental and or buyer, 9 times out of 10 you are not protected. Deposits on properties are completley outrageous and good luck getting a deposit back. or trying to get something fixed in the unit..Corruption and lack of code enforcement, plus a lot of folks not wanting to pay taxes is why a lot of transactions are done under the table. Anyone in their right mind would not buy Real Estate today not only in Portugal but the majority of the World. Over-priced properties that are sitting even in good Ole Estoril today...Boa Sorte...😉👌🇵🇹

      @@SavvyCatRealty Bom dia from Lindo Monte Estoril...You can walk Avenida Saboia and see 3 new properties being built. Starting prices are in the Millions of Euros. A property that was built recently is already having foundation problems...An yet Realtors are trying to lease the Apartments for 6k euros a month, and the Building is sitting empty. This is the Business model in Portugal in one of the most expensive markets in the country. If you are practicing ethical standards in the country you are a rarity. I love Portugal, however I do not like how you do business here. Off to walk the dog, past those same properties...Boa Semana...🇵🇹😉👌🐶
