My nearly neighbours and very lovely couple with a positive aura. They work so hard for their dreams and deserve, that it works out. I am also so happy, that after maybe 4 years someone took this empty hotel. It slowly becomes a ghost hotel....not that ghosts inside, but every year it gets damaged more and more and that was so sad to see. I think it became now the right owner with so much passion and power to let it shine again 😍 Good luck 🍀 from the Boogie bay bar 😘

@gilrobinzon right. Marketing and Positioning this hotel will be crucial, a nice cute name is not even remotely enough to become trusted overseas if they don't have a big following. People expect A LOT more than a room and pool nowadays and a restaurant also needs its own manager. Hiring good people and marketers is expensive and I'm worried they don't have the capital needed to really get this running. But I wish they succeed.

A friend of mine in Kenia, no running water, no electricity, and now she runs a Beautiful farm with 80 staffmembers and in this way providing work to locals and with educational projects for the kids from school!

Either way, at least you're both answering your death bed question and giving it a go. The risk of losing it all is a hell of a motivating factor to keep going. There is no room for doubt, guys. Dont doubt yourselves and get stuck into it. Where is your resort, ill be booking a stay.

I moved to Phuket and invested money in a leased 36-room boutique hotel and a 6000 sqft restaurant lounge, but after 2 years, I decided to pack up and leave .. Lost a lot of money .. I guess I didn't do enough research on the marketplace about the high low season and the dynamics of working in a country where you don't speak the language. The lesson for me was never do business in a country where you can't understand or speak the language.. i wish you the best .. I'm glad to see you pursue your dream .. Will come visit you 😊
Next to say Vietnam and Cambodia, Thailand is right up there with what you’re implying. I wonder if they even studied the law or get a lawyer to guide them.

There is a 50% chance the landlord will kick them out once everything is fixed and ready to go. Lovely Thai people only applies to the poorer people, the rich Thais are some of the worst.
It’s a challenge enough to have a house built or repaired in Thailand. I can’t imagine renovating a hotel when being newbies. This project will suck up your savings and free time. Maybe opening up a “beach bar” with pizza & such would have been better . Good luck.

I think also having his children so far away and unable to be in their life will weigh on him too. Maybe they should have bit off a smaller project. If I understand correct, foreigners can't buy or own land in Thailand, nor can you conduct a business of any sort without a local Thai partner who owns 51 % of the business, I don't seem to see any mention of these 2 crucial factors , unless the laws have changed , any thoughts on this ?

Your LLC is grossly on shaky ground in Thailand as is whatever legal agreements you have with the Thai 51% holder. An intelligent response would have included something like “we certainly enlisted the aid of one of the best local business attorneys in Thailand.” But then again, even that’s irrelevant when all agreements no matter how legalized can be rescinded overnight.

First of all i wish them all the luck and happiness and good fortune to complete their dream and hoping they have researched the legal issues of leasing and land ownership with Thai partners..fortunately there are still good people out there. Also jealous neighbors that will turn you in for not acquiring the right type of work visa. It is good to work hard for your dreams...it makes you appreciate and protect it more once you open. It is good to do it early rather when you are older and retired I have seen some good people lose their retirement nest egg as well as make it big and prosper for doing their homework. Sell 50% of hotel rooms for $1.5M THB for a proposed 12% return on investment by providing 1-2% of total hotel share. Research Condotels. Then once the risk of ownership has been transferred to multiple owners you can finish the build faster. You will still have 50% ownership plus income from hotel/restaurant management. Go talk to a lawyer.
What a cool couple they are! Wow, that looks like a lot of work though. But I have a property myself and I know that it is possible to renovate some parts and open as we go (it is hard work, not gonna lie). They don't have to wait till everything is all fixed. It's good to have income and then put the money back into fixing other parts. But they're lucky they have you, Maayan, as consultant coz you've been through all that😄 Those darn lizards are HUGE and yeah, they are scary, LOL. But in Bangkok you can call the municipality in charge to come and take them away so in Koh Lanta surely they can do that? And please give us an update once they start opening! Best of luck ✌
Hope that building is legal and had proper planning permission because so many of these resorts get ripped down by the government when they have been deemed to be illegal builds.
Oh it isn’t just that. They can claim a 1000 different reasons to eliminate it, like for example the flooding shown, that alone can give cause for major reconstruction that would include the removal of the resort for flooding easement.
They also meet up with setback, earth is cleansing right now, but they continue, they don’t want to go back to the way it was and find contact more inspiring and rewarding with like minded People!! 🎉
Labour should be cheap in Thailand. So please don’t bother getting your hands dirty, just shell out the dough. Let the local professionals do their work ..they will do it quickly and more efficiently.
There are abandoned resorts and hotels all over thailand and its islands literally rotting away because of the pandemic, I wish them success but something tells me they may have taken on too much I hope i'm wrong.

If it's a limited company then they probably have Thai nominee(s) to hold 51% shares

First of all i wish them all the luck and happiness and good fortune to complete their dream and hoping they have researched the legal issues of leasing and land ownership with Thai partners..fortunately there are still good people out there. Also jealous neighbors that will turn you in for not acquiring the right type of work visa. It is good to work hard for your dreams...it makes you appreciate and protect it more once you open. It is good to do it early rather when you are older and retired I have seen some good people lose their retirement nest egg as well as make it big and prosper for doing their homework. you should do an update when they are finished building.
Sell 50% of hotel rooms for $1.5M THB for a proposed 12% return on investment by providing 1-2% of total hotel share. Research Condotels. Then once the risk of ownership has been transferred to multiple owners you can finish the build faster. You will still have 50% ownership plus income from hotel/restaurant management. Go talk to a lawyer.
What a cool couple they are! Wow, that looks like a lot of work though. But I have a property myself and I know that it is possible to renovate some parts and open as we go (it is hard work, not gonna lie). They don't have to wait till everything is all fixed. It's good to have income and then put the money back into fixing other parts. But they're lucky they have you, Maayan, as consultant coz you've been through all that😄 Those darn lizards are HUGE and yeah, they are scary, LOL. But in Bangkok you can call the municipality in charge to come and take them away so in Koh Lanta surely they can do that? And please give us an update once they start opening! Best of luck ✌

Hope that building is legal and had proper planning permission because so many of these resorts get ripped down by the government when they have been deemed to be illegal builds.
Oh it isn’t just that. They can claim a 1000 different reasons to eliminate it, like for example the flooding shown, that alone can give cause for major reconstruction that would include the removal of the resort for flooding easement.

Labour should be cheap in Thailand. So please don’t bother getting your hands dirty, just shell out the dough. Let the local professionals do their work ..they will do it quickly and more efficiently.

There are abandoned resorts and hotels all over thailand and its islands literally rotting away because of the pandemic, I wish them success but something tells me they may have taken on too much I hope i'm wrong.
