Having grown up with a small kitchen with just a painted wall for backsplash, I vote 100% for subway tile! Looks so much nicer and easier to keep clean.
I vote subway tile, but I’m also a landlord and homeowner don’t do white for your rental property! The darker, the grout, the less dirt that’s going to show through the years! Some Renters will be hard on your investments!
LOVE the cabinets! I vote tile the back splash. Keep the old knobs on the old cabinets and put the others on the new cabinets. They look close enough that they will look fine because they are not RIGHT next to each other.😊

I recently moved into a new apartment in a different state and I was so excited! In the water closet, the property management company left us the paint so that we could touch up as we lived here. It was such a thoughtful thing, especially after living in California for so long and having to pay extra when we moved out for wall 'cleaning' and then painting. And we had to pay to have maintenance come out and touch up paint if we scrubbed too hard. I just thought it was so thoughtful - even to have just a mason jar filled with the paint, because you never know when you might need just a little touch up. I already used it the first day we moved in because the kids nicked the wall moving stuff in, and it was so nice that I could just touch it up and keep it looking so nice and new/fresh! And, mind you, our new Management company is multi state, so it's not like they are a little mom & pop. It's just the little things. Take Care & Tom - You're 'how-to' videos have been so great.

I absolutely love the colors of the walls and the cabinets. Our eye dr has that color of walls as you do and when you walk in there it is the most calming and relaxing feeling that comes over a person.......it's awsome. Great job of color choices and great job on everything! Just beautiful, all of it! And again TILE PLEASE~~~~
It adds class and no mess to clean up when the renters leave if they do. Tile will wash so easily.

Subway tile is my vote. It's easier and cleaner. Grout to match tile. Great episode. Daily how to is also outstanding. Your kids are great.
If you use "Restore a finish" on your door, it will add color and finish (sheen). I would mix dark walnut and cherry for the color. It will be about $10 a can of color.

White subway tiles. Round knobs on top cabinets, pulls on the bottom cabinets and drawers so they don’t catch on clothing! The colors are great on the cabinets! Great Job!

I would explore the clearance section in Menards to see if you can find some 12x12 tiles for the backsplash. You can turn them on point and create a lattice-like effect. Large tile reduces the amount of grout you’ll need, and it’s easier to clean. If you have a tile company near you, you might be able to hand pick some interesting manufacturer seconds that could work well, too. Tile will be sturdy, longer lasting, more protective over time, and will increase the value of the home more so than cheaper options. I know you keep saying it is a rental property, but it’s worth putting in a better option now than to have to continue replacing cheap schlock over and over again.

The cabinet color looks pretty! I know it's "just" a rental, but when you give it the love it deserves, the renters will take better care of it. Do what you'd do for your own house as far as the backsplash, the knobs, the front door, etc. That little house on its amazing property will reward you for the care you've put into it. Count on it! Subway tiles would look great. I'd do a light grey grout that is similar to the veining in the countertops. The island looks good - I use mine all the time and know the renters will appreciate it. The colors are lovely. Can't wait to see the final tour!

I had to laugh, at your green color. You “Youngin’s”, this is all new to you. I’m pushing 70, and this makes the 4th or 5th time green is the color to be had ! Thank goodness it’s not 1970’s Avocado Green. I must say it turned out very pretty.

Subway tile is so much more durable eveif you seal the skim coat drywall it will be damaged by water eventually.

Kitchen table thought…
Narrower rectangular table with long bench along the wall for seating. That way the bench can slide under the table completely and allow more floor space when seating is not needed. Just thinking out loud. ❤

I would also tile the backsplash. Long-term, it’ll hold up better. You might want to use a pale gray grout instead of white, since it’ll go behind the sink too. Sometimes that just gets a bit grubby. I love the color of the cabinets! You guys are doing a great job on this house.
Yes!! I'd definitely avoid white grout, which is harder to keep clean. Gray would probably be best with the palette that you have.
I vote tile for appearance and maintenance, but you guys have to choose based on budget and your time/ labor! Looks great!! 💜👏
Great suggestion to use gray grout. I think a light or mid-tone would look great and not too busy.

I would do white bead board back splash and the use same white bead board to back the island cabinet (and behind the stove too).
But if I have to choose between skim coat and tile, I'd go with tile (especially if you carried it behind the stove).
Oh! And I would go with gray grout for the tiles too since it hides dirt/grime).
The overhang is key for foodie/entertaining types. They love barstools and joining in. Also home office usage. I love the green.

You can mix metals when it comes to hardware and fixtures! Yes it’s true! 😄 especially if there’s some space between them. A quick google search “how to mix hardware and fixture metals in decor” or something like that will give you a good idea. I think the knobs that Dawn picked to go with the older flower knobs work just fine.
I think the kitchen island will make the space less accessible, particularly to larger people or those using a wheelchair or walker. I can see myself hitting my hips or elbows on the corners daily especially if my spouse and I are trying to prepare meals at the same time. If the tenants want something there they could put one of those tall tables with stools or a rolling cart. My vote for the backsplash is white subway tile.

Painting kitchen cabinets does so much to update the room. I just had my golden oak 80's cabinets panted white. Wow what a difference.
Subway tile. I love the cabinet color. I decided to paint my cabinets green in 2019, and so many people were skeptical, but once it was finished, everyone liked it. Most importantly, I love it!
I am so happy that my husband watches your show with me and is becoming more and more engaged, commenting through out the video. You are such a great example of spouses working well with each other and forgiving mistakes. We vote tile and love the pain on the cupboards! I agree with the comment below to use the old nobs on the old cabinets and new nobs on the new cabinets and possibly consider pulls for the reason they gave of not catching clothes on lower nobs.

I wish I had put subway tile instead of paint over my sink, so I vote for that. The gray grout might show less staining though than white. You guys are amazing!
Subway tile, please! What about a booth in the dining room? Bench seating on the two walls with table in front and maybe chairs on the outer side of table. Love the how-to videos. Also like watching you teach your children, you are both so patient and encouraging.

For a rental definitely go with a tiled backsplash & I would even do a dark grout.

I am tired of tiling. So if I were doing it I would paint, but if Tom is okay tiling I vote subway tiles. They will enhance an already lovely kitchen. Because the wrk triangle is so large it would have been lovely if the “island”had been on wheels so it would extend counter space at the stove, but alas it is an anchored island. Lovely work in any case. When your birthday arrives Tom I fear I will miss seeing you everyday!

For the backsplash, steel flashing. It will match the kitchen sink, go well with the cabinet and countertop colors. A BONUS is that it will be magnetic for holding recipes, spice bottles, knives and/or writing erasable ink notes. PLUS NO GROUT LINES TO CLEAN and DURABLE!

Everyone is telling me to paint them, but that scoopy line in them I have been worried about painting it. I guess it is possible. Looks great!

My apartment is painted the same color as your kitchen walls and after 9 years of living here I still love it. Has in some light green tones in other it gives off grey- very sophisticated and goes with most decor
Peel and stick wall tile is our vote. Quick, easy and durable.
I think breadboard on the back of the island, painted with the green would be nice.

I vote bead board. Paint it with exterior paint. Easier than tile. The kitchen looks so good!
I Vote for tile, but use the darker grouting. This is going to be a Rental, people are not going to be wiping down everything that you would in your own home. The white grouting will show up with food splatters & dirt so I believe that the grey I'm a firm believer in color grouting for that reason. I've had enough experience with it to know that I would rather prefer the darker color grout as it won't show the dirt. Awesome job both of you !

Tile on the backsplash, much easier to keep clean. Skim coat is so cheap and will stain easy. I like the cabinet color. Just make sure you can open the dishwasher or oven all the way when you put the island in.

Subway tile for sure...and I would turn the island the other direction....if it's not too late. You wouldn't have to worry as much how far it is away from the cabinets because the small end would be on that side and the stove wouldn't feel like it is across the room. ...GREAT JOB!! I'm loving it!!!
Agreed. The stove seems so far from the prep area. The kitchen looks great, but no prep area near the stove would be a deal breaker for me.

UA-cam limited replies, so posting here: Tile, but not white grout. It will look fresh longer, be easier to clean, and less risk of something getting poked through. Would penny tile be easier to install? If not, subway is so classic. Check your local Habitat Restore (if you have one) for some since it's a fairly small project. Ours tends to have subway tiles pretty regularly, they're less expensive, and supports a good cause! Also, please consider having the ductwork cleaned/sanitized given the musty smell that's still lingering. We tend to forget the things that can get trapped and build up in there.

Subway tile for sure with a light grey gout (matching countertop) as white to hard to keep clean, my opinion, the cabinets on the other side should be painted as well as will look so finished and not so separated
