I'm glad you're back. I got fed up of the negativity as well, but simply blocked all the negative videos and went to Gambia myself. Being African myself, I knew how to navigate, plus I already had contacts in Gambia. Scams happen everywhere , if it is too good to be true, it is.

Welcome back and Thanks for doing this video I have been telling some Diaspora to stay away from The TDA area a non citizen can’t have those area unless you partner with a Gambian. If you buy those area they will take it back.
Even a citizen can't have those areas. Gambia does not distinguish between citizens and noncitizens as far as ability to own land. TDA is Tourism Development Area so those lands are never sold. They can be given to you by the Tourism Board after you present a sound business plan of what you intend to do (hotel, inn, resort, restaurant, bar etc). However, you can buy 800 meters or about 2500 feet away from the shoreline.
They will call you a hater when you advise them. Many dream of buying 1 acre beach front plots, for just $1,000, because apparently Africans live on 5 cents a day, and we don't know the value of anything. So they think they can take advantage.

You cannot buy near the sea as it is TDA land. You can own up to 50m x 50m per person in one area, so you can own 50x50 in Sanyang and Tanji as they are two seperate areas. If the land is bigger but there are more of you, you can register upto 50x50 in each persons name as you will all own a piece of the land. That is my understanding. I bought my land of an estate agent and also got a registered gambian solicitor to let me know my rights as a non-gambian before making any purchases. I hope you get it all sorted. Im so glad your back, I was wondering where you were.
This is so true and I found this out after the registration and after o found out it didn’t even matter about the size. The location was now the problem 😫 painful lesson I’ve learnt but every cloud and all that jazz!!!

We are trying to sell it as one plot for the price we paid. If we do a demarcation and sell individual plots it’s time consuming and a lot of paperwork so we have to increase the prices but I don’t want to do that. As money is already spent we are considering a 6 months payment plan for it to be more affordable for Gambians living here
Your videos are very informative and I like that fact your from uk. It's very important to know the steps. There's alot more steps in gambia that differ to uk and the processes tend to be alot slower, it's unfortunate that you experienced this as diasporian with the land but glad you found a solution and learnt from it. 2020 has been a tough year for most and nothing wrong in taking a break.
