    I can't deal with life in town no more I love being outdoors I spend 80% of my time out in the countryside I'm 19 I'm starting work soon and saving every peny to buy land to live on

      You only have to save 70% of what you earn which isn't hard as I did it when I was young and then put that money to work and before you know it in a couple of years you will be surprised what you have. This is how every wealth book teaches you to create your own wealth it's simple it's just many young people spend everything they earn. Live frugally and you will benefit in the end. Download the book by Napolean Hill Think & Grow Rich its a good book you can download it for free if you join audible you get 2 free books and then cancel membership, if you need anymore recommendations just ask and just listen to those instead of stupid music etc

      @@thesmallfarmerlife thank you for the reply I don't have any bills to pay At the min I worked out I can save about £1200 a month the rest goes on my bus fare and house keeping for my mum. What kind of bills will I have to pay if I own my own piece of land without utilities?

      Hi, I thank you for subscribing also. I was meant to realise another video last night. But I pair of migrating birds decided to spend the night in my stable block were I do my videos. So I couldn't move them on and let them rest without me bothering them. So I am going to try and film and have it out tonight. It's all about how you can make £5000+ per year from just 12 hens and 1 cockerel after feed etc. Hope you find the upcoming videos helpful as there are many, many more to come..! Thanks Craig

      I hope you manage to do this Justa if you want to live totally off-grid on wind and solar, then you have many choices to do so. I would suggest looking for land out of the way from the urban areas it will be a lot easier to do. That's if you are looking to live on it straight away that is..?

      @@thesmallfarmerlife Yes definitely. We hated our house being so on top of other people so have put some money aside for when we finish. We’re not sure what part of the country yet but our budget will be 40-50k so hoping we can find something perfect within our budget. Your videos have gave us a really good insight into the best way to do things and is helping us to get a plan together so thank you

      Thanks for the wonderful comment really appreciate it I just want to see more land going to the people and small farms than contribute more to this country than larger farms that take huge handouts from the government from our taxes. If it was any other business model then it would be bankrupt at the way it's run.
      Plus the country needs more farmers to go into the business and we are not all fortunate to have families to hand down massive land holdings to our children, but we still should have the right to live a life in the countryside not just the rich.

    Thanks Craig I was beginning to doubt my judgement. I bought 2acres of field + 2acres of adjoining wood. There is a house next door (behind more trees). There is already a bore hole and 3phase elec on site (all fully used and owned by myself). The land is ‘free and unencumbered’ no overage covenant. I will need to improve the existing main road (broken line) access track. The land lies exactly 1mile from a large village with all amenities. It is a high elevation on chalk giving excellent drainage. I think you covered ALL these points. Karma.

      You have done really well being able to purchase land with all the utilities and a local town also. That's good for you and you can also build anything in your woods like a log cabin with permitted development rights as you don't need 12 acres you can build one now for forestry work and no planning is needed. It's a great purchase. You can also connect the woodland with electricity also no need for the national grid to come out a normal electrition can do that for you. Great stuff happy for you

      @@TacticalMove Yep you can build a log cabin in there without planning permission and you could build a pretty cool one in 2 acres of woodland that no one would be able to see.     Good advice thanks for sharing ! I live in a rural area in Australia with no scheme water so I installed a 45000 gallon rainwater tank, water is collected from my barn roof enough free household water to last all year. round.
    Regarding the early morning crowing cockerels say for instance if the bird is 2ft high the distance of his perch to roof height must also be set at 2ft, with no room to raise his head no early morning crowing.

I have hens and breed them that's how I built my chicken tractors so that they don't crow, but I still hear the odd one now and then must be on the floor thinking Im gonna grow no matter how low you go with this thing lol.       Hi I have looked at some of the off-grid prices but there are so many different ways and products its hard to put a price on it especially if you don't know what type of power you want. But I know there is going to be water catchment grants becoming available.
      I don't know what you mean about paperwork from solicitors ..?
      If you mean about purchasing land then you just go to the solicitor of your choice conveyancing solicitor and tell them the land you are looking to buy give them the seller solicitor and then go through with the sale, just make sure you get your solicitor to make sure you have access rights etc

      @@narotica1 Hi again it all depends on the price of the land and the solicitor's also the number of checks they have to do through deeds and how far back they go..? But it's worth it if they do a good job and checks they are supposed to do. Just make sure they do the chacks for vehicle access rights, covenants and clawbacks etc.

    Quick question: can land only be purchased with cash and no mortgage?
    Also, with regards to Green belt land, does the gov. Have history in opening up green belt land for housing development.

      Hi, great question it is hard to purchase land with a mortgage let's say unless you are a farmer already and had a large farming operation and needed to expand. But even then I think it would still probably be a loan used to purchase land.
      So if you have a good credit rating and get a low-interest loan. It would be much cheaper than a mortgage which is very rarely given unless it is a self-build project just for a home. Then they release money as and when the money is needed.
      As for development on Green Belt yes the Government will open some up for development. It's probably who you know, how much money you have and how good your solicitors are and if there is a need for housing in that area. But most times it's just because of money which will determine if Green Belt is built on. Still, it is very hard and will be fought all the way by locals to that area and many councillors.
      There is a difference between the Green Belt and Green Field. Green Belt is what surrounds Citys etc and was put in place to stop the growth of them so that they did not just keep building and expanding. As you can imagine if people could build on nice new fresh land they would rather than say having to take down older buildings or build on brownfield sites.
      Just outside of towns Greenfield is just land surrounding a town and every 5 -15 years the local authorities have to reevaluate there need for housing. If they have massive growth in the population then they will expand the Development Boundry of that town on to greenfield sites, if no alternative sites are available within the boundary suitable for housing or even an industrial park etc.

    Love the videos! Thanks for the information. I’m looking to buy a property with a agricultural tie. What will qualify me to get this property? I want to get the land to start a fishery if possible and some sort of camping/glamping with animals on site. (Alpacas, chickens etc) thanks again

      Commercial fisheries are a little tricky from my understanding, but tourism if you get a good spot with local town or village with nice pubs etc. You have a good chance at getting planning for glamping my next-door neighbour has just got it.
      The council have to support tourism in their towns so if you're bringing people in then they will spend money and that's what they want. I will tell you that they make you do all sorts of tests on the ground I think next door has spent around ten grand already on the application for all the drainage, testing to see if the land is safe even though it has only ever been used for agriculture.
      But maybe your council is different just make sure there are no uplift clauses on the land. You will get the right to live on-site if you have people staying overnight. I mean you have to be there if anything goes wrong or something right. But it's a good business also my neighbours charge around £200 per night and we are in nowhere special and they are 90% booked all the time they do provide hot tubs like but still a good profit even if you only had 3 to start with.
      I have another friend about 5 miles away he is doing 30 clamping pods the triangle shape version and has also got a licence so that people can get married on there is a small wooden chapel that they built and a huge tent and they are booked up because of all this covid for a while to come. If there was ever a time for a tourism planning application it would be now.

      Mate none of them not if you want to do something with the land that is and actually own the land. Have you watched my video on the best way to find land I explain it all in that video it's not long, but this is the best way to get your hands on cheap land without covenants and clawbacks.
      Go check it out, but honestly, mate don't no one site that is good for buying land unless you are already a huge farmer and just want to buy land to grow crops and that's it. The way I say is the way I and my friends have done it and we all live in the same town and have all got our own land title absolute..!

      Sorry, late reply never see all comments, no not really just the usual solicitors' costs as I purchased straight from the owner which is how 99% of land is sold and how I would always advise people to buy. This definitely saves of the agent's fees etc plus clawbacks and covenants

      Lol well, you have to be an earner to make it in this life and I just love to earn have never worked for anyone my whole life.
      I have done everything from collecting scrap metal as a kid to mail order software and designer clothes shops have many friends from my town who are worth many millions none were university-educated but all came from not very much.
      This makes you hungry when you are given everything in life you don't know what it's like to what something but not is able to have it. This is what gets the juices flowing to get it somehow..?

    I'm wanting too buy around 8 acres of land in the UK. When I buy this land, Is there ways of getting round tax? E.g. Ive heard that you can put farm animals on too allow you to stay there a few months a year.

      Hi Laffo so the way it works you need to be working the land so that you can say you are using the static caravan as a health and safety area.
      If you are employing people including you then you need to provide these sorts of things and a static caravan has them all. If the council say it has to move then just sight this law and if you don't provide it you are breaking the law.
      This is because if you ask they will just say "NO". You can stay ion the caravan 28 days a year, but who is going to check if you stayed in it longer.
      I mean the councils are underfunded as it is and staking out a caravan well just isn't worth their time.
      Now you may get a visit from the enforcement officer, but this does not mean they will act on it they just have to be looking as they are doing something.
      Now if you put the caravan on the land just come and go a lot and get the neighbours used to you coming and going at all hours.
      This will then get them used to you and just think he or she is just checking up on his animals. But yes you can stay on your land only for 28 days per year but again who is going to know if you stay longer...?
      Also, put the caravan in a secluded area out of sit if possible and also have a good farm business plan for when or if the council does come.
      A good plan lets them know you are serious and that you have put great thought into your land and farm etc.

      I don't understand what you mean by TAX..? Buying land is not like purchasing a home, so I don't nowhere the tax comes into it can you elaborate...?

      I'm planning on building a homestead for me and my family. Would I need planning permissions? And if I was denyed, Is there ways round it mate? Cheers :)

      @@lewisf9858 Hi first answers where are you based in. the world if in the UK then no you don't have to pay tax, except council tax if you live on it.
      Second question if you are wanting to build a homestead then you would have to put in a viability test to see if the farm can be profitable. It's like a business plan and you have to prove you can make a minimum income of £26,000 per year to be able to live in or should I say build a home.
      You would also have to live in a chalet, static caravan or even a log cabin till you can make your farm profitable and they will give you 3 - 5 years to do so.
      This is a test so that people don't just purchase land to build on a make large amounts of money from getting planning.
      But you can purchase some really good caravans and log cabins. It's not so bad honestly and 3 years fly over. But you have to prove you want to be a farmer.
      There are many products you can grow to make that income and lots of different things to do. I see it done all the time.
      Or you could go down the 4year 1day rule and build a barn and convert it or part of it into a home. I have a mate who did this and it is stunning. Now he has the right to build a 6 bedroom home on the barn footprint.
      But it does take time to do and the reason as I said is they don't want people building houses everywhere they want to sell on for-profit

      I'm wanting to live using permaculture so mass farming woudlnt be an option for me really, I could have animals on the land but not sure how to make money off them/what animals to buy.
      How likely is it that if I was to buy some land, They would give me planning permission to build my homestead (with no farm)

      Hi if I was wanting to do nothing like that I would look for some woods a couple of acres is a lot cheaper than farmland and you also get permitted development rights from owning whatever size woodland you purchase. Also, where would you like to live in the UK...?

      Hi, you cannot just build a house on farmland. You have to start a farm then prove a functional need to be on there 24 hours per day and also pass a financial test.
      Or you could go down the 4 year one day rule and live in let's say some stables which you could convert into a home do not let people know you are living there IE the neighbours and then put in for a change of use after 4 years and 1 day of living in there.
      U may think this is hard but thousands of people are doing just that right now. But if you are interested in farming and want to start a farm then you will get the chance to prove it. If you go through my videos you will find some you need to watch..

    Most land I see doesn't have residential or planning permission?
    I've been searching for weeks and have some money saved to buy but I can't find anywhere that would allow permission to live off grid

      Hi, it is hard to find land with planning as developers buy it up. So the only way to get it without buying large plots for millions is by starting small farms or the 4 year 1 day rule. I have made a video on this.
      But whichever route you take it will be years before planning is approved if ever and you have to be thick-skinned and ready to do battle with the planners. You also have to find land without clawbacks on it. So you don't end up paying through the nose if you get planning permission to live on land.
      I know it's hard, it's a hard way to live you have to stay in a caravan for three years, etc. If you are looking to build one home on land honestly it is really hard because the people who get planning permission on land have spent a fortune getting it and they normally build it themselves.
      I hope you find it you may want to watch my video on the best way to find land and that's getting out there and start asking people if they would like to sell some of their lands. But again if you do find agricultural land for sale then it will be impossible to get planning unless you are farming the land etc..?

    Thank you for your knowledge. Just one question. If I take a piece of land that is not registered and nobody takes claim to it, and decide to live in a concrete floored she'd that is on the property, can I apply for the right to live there after 4years and a day. Bearing in mind that I cannot make claim to the land until I have been there ten years.

      Yes, you can apply for planning permission on land that does not belong to you anyway so don't see why this would be any different. Claiming a right of lawfulness is only applying for planning permission anyway. So you will have no problems there

    It would be less than 0.01% of his land so I don’t know if he’d be interested? Any tips would be appreciated 😅

      Hi if the land backs onto your home then they can ask for a premium for that reason a lot more than the going rate for half an acre. It is usually around 50 grand for an acre if it is going to make a property's land area bigger as it will add value to the home. So depends if you are willing to pay somewhere in that region ...? You will get it back and some in the increase in value of your home. If you are happy with that just go make him an offer, start low and bring it up to where you are comfortable. He can only say know but may be swayed by a good offer for a small piece of his land

    I would never buy land for the RIP off prices in the UK not when I can buy triple the amount of land for a fraction of the price abroad.

      Yep, thats a problem we have here, the cost of land is massively overpriced and way cheaper in other countries.
      But if you have family here and want to be close to them then yeah just can't buy land abroad if you want to be in their lives.
      I see land in many different countries for going for peanuts compared to what land prices are in the UK I suppose if there were more people selling land then the price would come down.
      But they don't sell and then you get the problem of supply and demand and the demand far out ways the supply. But your right it is a rip-off, well it is now wasn't 20 - 30 years ago

    Hey, could you please explain what you mean about him having access to you electricity please? I'm just trying to figure out if I were to need to hook up all my utilities, including electric, crossing the neighbours land then I wouldn't have any electricity to give the neighbour?

      Sorry don't understand the question. I never let him use my electricity I let him connect to the supply that crosses my land, if you were to cross your neighbours land you would need a wayleave and if they gave you one which you may have to pay for and probably will, then you could let someone access electricity from your land and electricity point but having there own meter etc

      Dig a bore whole to the water table and pimp it up or water collection and store in underground tanks for drinking and above ground for showering etc. Lots of ways to get water I mean the country pisses down most of the time

      Hi mate erm, you want to look for land that has maybe been a garden nursery or has got a large barn on it with hard standing. If you just try to do it on a piece of bare land and put a track with hard standing for wagons the council won't allow that. but if you can find somewhere that's already got hard standing and what maybe old garden nursery which there's plenty out there and all the polytunnels have gone.
      Or look for a brownfield site which is basically somewhere which was used for something in the past but maybe it just a yard now there a place down the road from me that is sort of like that had a building on it now it knocked down and is just a large hardstanding.
      That would be perfect for HGV I've also seen farm with HGC on them that they rent out. But they have been on a farm for a while.
      So its probably were you are going to do it. IOs it out of sight out of mind sort of thing and slowly but surely park a wagon at a time on there and maybe plant leylandii around the hardstanding so the wagons are not in your face..?
      But you do find lots of land in the countryside outside of towns that have large hard stings, but like I say if you can find land with a barn on it you could make a hardstanding at the side of the barn and the barn would sort of hind the wagons or at least keep them to a minimum view when someone is passing.

    is there any yearly fees when sitting on the land until your ready to do whatever you want with it ? like with a home you still sometimes pay ground rent and council tax when its empty

      No you dont pay anything if anything you get paid to keep your land empty but you need a lot of land to get real money but some land owners get hundreds of thousand per year and they are already rich. It all comes from tax payers though

      If thats the case if it was one acre of land with planning instead of 2o grand it could cost you 500 grand depending where the land is, land value skyrockets when planning is granted

      Hi Francesca a tiny house can be built for really not much money at all I have just built that sort of building on my land it's quite cool and could easily be converted to one of those you see on UA-cam.
      The land bit is more of where you are willing to live..? I mean you are not going to just get the right to live on a piece of land and any land with planning permission will cost a fortune.
      But I know a place that you would be able to live unnoticed that is what you should be looking for in land it has around 10 acres of land in all, some of it is woodland and some hilly and around 4 acres of flat land with a stunning brook going past it.
      I want to buy it and build a treehouse in the trees overlooking the two ponds. But don't have the cash but would be willing to split it equally ..? But I live in Northeast not that you would know the land is there because it is in a valley area stunning
      Nice quite and out the way. But again it's where are you willing to live..?

      Land with planning permission is ridiculously priced. I also heard about this thing called permitted development. I know I need permission as it will be residential but tiny houses are not exactly built in are they? They are mobile. I assume same rules still apply?

      ​@@francescapink569 ​ Its up in an area of Teesside but the way I look at it doesn't matter where you are along as you can drive. I mean you can visit anyone and be there in no time in the UK well several hours really as it's in the middle of the UK.
      This piece of land is amazing I don't think you would have any problems with planning. This is what I wanted to do and that was share the purchase of the land but obviously different deeds for each part.
      I am more interested in the woods and some of the hilly areas but it would be a great place to start a glamping site off as it is such an awesome area. Like I say you cannot see a house you drive past a couple of barn conversions the owner converted to get to the land but that's it.
      Also, as far as planning goes, they would look at a Tiny home like a caravan and you would have to be onsite to look after glamping customers.
      These are easy to build and 4 glamping pods can bring in around £800 per night which is a good return for small business and if there were tree houses in the trees to rent it would make an excellent retreat and the council have to support local tourism.
      My neighbours rent out 2 room as a small b&b and get £210 per night they have hot tubs. But I would put those Swedish hot tubs next to glamping pods and in the trees with bridges going to them.
      The Northeast people are friendly and I've travelled all over the UK and the world. So I know people and London well they will just walk right past you.
      This piece of land is going up for sale in sealed bids so to speak but I know the owner and would know the highest bid and its not all flat land so it can only be used for this sort of thing.
      I would love to partner with someone on the purchase..? The woods could have lovely walkways, mountain bike trails, people pay to bird watch in the area it has lots of wild life.
      You should have seen the place when he had it all kept in tip top condition, but he's a bit old now.
      But it would not be as hard to keep as you may think if you had a ride on mower to cut the grass that's all you would need to do.
      Me personally I would clean out all the woods and ponds and just make it a stunning place to stay the night. Its a small dreamy place which you would never no excited unless you stumbled up on it.

      @@francescapink569 I built one of those Tiny homes on my land also it's not movable, but I never fitted it out but it's all insulated and I built my pond in front of it so when you look out the window the only thing you will see is a Hobbit house over looking a pond and large rocks surrounding it. It will be cool when it's finished the interior that is.

      @@plantlover9535 Thanks really appreciate it. I'm a bit gutted at the moment as I went to make a video last night only to find my very expensive Canon camera stopped working...? On a good note, it is being fixed free off Canon.
      This is why the image quality of this video isn't as good as the last couple. But I do have plenty of spare cameras and this canon 60D will do till my other is returned 👍 Like I say got lots of videos to come on so many subjects just wanted to get these couple out videos out the way first.
