We definitely have single story properties for soon to be retirees, we even have retirement village estates whereby one can Retire peacefully & enjoy state-of-the-art facilities, tranquil gardens & quality care. These numerous estates provide freehold homes, apartments, assisted living suites, frail care & so much more.

SA Real Estate is epic you cannot even compare to Nigeria, Ghana or Kenya even the pricing its a steal..
It is not fair to compare South Africa is beautiful but so do all other African states, they are also trying to build themselves. Let's focus on building South Africa to be the best country and leave others to sort themselves out, after all we are not enemies it would be nice to see the entire continent beautiful and developed
Not a fair comparison, SA is an industrial nation with years of building and manufacture, our real estates is among the top 10 best in the world competing with even USA, other African countries are trying to build themselves up and we should be careful with this comparison. Those countries you mentioned import most of their building materials and finishes while 80% of the time, all you see in SA buildings be it private residence or commercial buildings, is home made material from structural building to finishes, put years of experience in our contractors, architects, engineers, interior designers, QS, real estate development, market e.t.c you then realize that, is really not fair to compare

Also to note buying from developers you don’t pay property transfer costs and fees . You’ll only pay water and electricity connection fee to the municipality. Which is very affordable. In American dollar is less than $600 in todays exchange rate . Those costs are already taxed to the developers and not the buyer . You save a lot of money .

In same estate there are cheaper homes as well below 3mil around 2.5mil-2.8mil . They look alike but the square meters are different. So the American dollar 💵 goes a long way

I caught that R100 000.00 fee you added for your commission fee for the house. Personally I think The real South Africa should charge R300 000.00 commissions fee for selling the houses minimum.

If you purchase you have to furnish it. The standard is the stove is usually included as part of the deal as well as the built-in-cupboards in the kitchen and bedrooms.

If you coming with the American dollar you can get a lot with $9k-$10000 you literally can furnish the whole house with high end quality luxury furniture . Most things in South African estate houses are wall or floor mounted already so you only buy movable furniture.. it comes out cheaper for you .,
