'Hotels' as housing: How San Diego paved the way for a 22-story high-rise in Pacific Beach

- A proposal for a 22-story apartment building in Pacific Beach is causing a stir among neighbors. If approved, the project would tower above the surrounding buildings, which for decades have been limited to only three stories. But KPBS metro reporter Andrew Bowen says it was reforms to state law, crafted right here in San Diego, that made the project possible.
As a resident of PB since the 80's. I'm all for this high-rise. However the fact that they can be used as 'hotel rooms' is a *HUGE RED FLAG* and that loophole will be exploited needs to be closed before this proceeds. This needs to be housing, not just another hotel for some developer
It is worth noting that short term housing, such as hotels, are still a benefit to their communities. For example, tourism can boost a local economy. It may also free up other buildings, such as homes that had been listed on rental services or smaller complexes to reenter the long term housing supply. In short, adding places for people to stay is a good thing either way.

A single 20-story tower will be an eyesore, a line of such towers will look like a wall, it will look like Florida. I am for high density, but these towers should be be built, say, ten blocks away from the coast.
22-story high-rise in Pacific Beach is not affordable housing. If so, I'll be the first tenant.
Right, just like a single set of townhomes, a single family home, or a mid-rise apartment complex would also not be affordable housing in Pacific Beach. Systemic policy changes that allow for easier development and removal of outdated zoning codes are what create affordable housing.

Well, you aren’t going to live in a 22 story tower that is being developed for hotel purposes 🤷🏻
But what is going to happen to the french gourmet? I'm all for this, but part of what makes that stretch of Turquoise desirable is the walk-able restaurants and business there. Mixed-use also needs to go along with density.

Good luck with that. The people who made that neighborhood a high opportunity area won’t let it happen. PB is a beautiful area and I hope it stays that way.
