Weird aspects of Chinese company RISLAND INDIA'S Thane project 'THE ICON' -- Flat-buyers be cautious

  • The Icon is a project of Risland India, which, according to the company's website www.rislandindia.com/ is " a Hong Kong-based multinational real estate conglomerate". The Indian company promoted by Risland, called Leading Frontier Private Limited, is officially the promoter of The Icon. The company's website says, "Mumbai, December 18, 2019: After successfully entering into the Indian market, Risland, a Hong Kong based multi-national real estate firm Risland to unveil SSGF technology in India through 'The Icon' in Thane. The Icon is using SAFE, SUSTAINABLE, GREEN & FAST (SSGF) construction technology that is introduced for the first time India. It is a German construction technique which is a combination of 12 construction technologies. This technique ensures speedy construction which is two times faster & stronger than average construction speed."
    However, all the building permissions are in the name of the Indian entity called Siddhi Real Estate Developers (a partnership) and its group company Gowani Hotel Pvt. Ltd. The land is also owned by these two entities, and there are many litigations affecting the project in Bombay High Court, Thane Civil Court, and other forums.
    The registered office address of Leading Frontier Private Limited is given as "The Icon, Plot No. 61/2A, Opposite Highland Residency Circle, Dhokali Village Thana West" i.e. the same address that is currently under construction. How can this be?
    The names of the Directors of Leading Frontier Private Limited is shown as:
    JIAN LI
    ZHENGXING CHEN
    DARSHAN KHUSHALCHAND MARU
    PENG QING
    As per MahaRERA website, the name of the contractor of The Icon real estate project is China Construction Sausum India Private Limited. The official address of this company is "701, The Capital, Level 7, Bandra - Kurla Complex, Bandra ( East) Mumbai Mumbai City MH 400051". But this is a mere "envelope address" because many other unrelated companies are also registered at the same address. Hence, China Construction Sausum India Private Limited, which has three Chinese nationals as its directors, appears to be a "table-and-chair company" or "PO Box company". The names of its directors are:
    SHENGLIANG XIAO
    FAN LYU
    LINXING WENG
    GORACHAND MANDAL
    Given all these peculiarities, and the large number of litigations in Thane Civil Court, Bombay High Court etc, it is advisable for flat-buyers to adopt a cautious wait-and-watch approach.

    Thank god did not wait. We were promised delivery in december 2021. Also, it could be virtual address which companies apply for now a days if don't have any self owned office

    Thane have excessive supply 5x supply than the demand , so many projects coming across Thane , Sir , pls make vdo on Water Crisis in Thane with this insane level of constructions going on across ...without any water security , Tanker lobby active .. how this city can survive with no water security

      So true. As a thanekar, I see water trucks arriving in our society once almost every week. I used to live in Mumbai before, and this was not an occurence there. I did not realise this was a thane wide issue, and not just an issue with water supply in our society.

      @@Mahalakshmi-Khan This is not a Thane wide issue. In my society we have 24 x 7 water supply coming from TMC and nothing comes from Tankers. Don't spread misinformation

    I am not sure why so much reputed banks have approved this project for Loan. This builder has already delivered project in NCR. Yuvraj Singh is the owner of the Penthouse in NCR region I think.

    Just an update Phase 1 has been delivered and handed over to flat owners for the ICON and the construction for all the other phases are almost completed.

    Krishna ji, the 701 Capital BKC you're referring to is a co-working space, hence several offices or companies can function out of these. ✌🏻

    Thane 2 bhk in 600 sq feet 1.54 cr or 3 bhk is 2.5 cr. Isn't that insane even Mumbai pockets have lower prices. Water problem, traffic problem and so many problems but builders are just looting

      I went there last week. In the last one month, they have not done any work there...they had started and now have stopped again...
      I went up uptil the 26th floor....all that talk about work being completed beyond 5th floor is all BS...the stairway and lobby work tiling is still ongoing actually just beginning..one bedroom in each flat is still undone because it has a different tiling...door fittings not complete....washroom fittings not done,that I understand will be done last...painting incomplete...3rd, 4th,5th floor is still cement and rubble...bahar bhi kuch khaas kaam nahi chal raha hai....there was one man every five floors doing tit bits here and there, a few max 8 to 10 employees working on the podium and club house.... considering the scale of the project,very disappointing after everything they promised...

    Thank you soooo much for this video.. i visited this bldr last week and ws impressed by the cons quality they were promising.. bt somehow something was unsettling abt it since its a new unknown builder.. so dropped it

      Even I am planning to buy as it really looks spacious compared to other brand projects. I am told that by March 2024 they will give posessions of the completed projects. But now I am worried and confused.

    Damn, hopefully nothing wrong happens. The handover is in 2025. My cousin has booked 1 for 1.8 cr. 17 lakhs downpayment done already, rest at 6% per annum mortgage on 20 year adjustable. 😥
