    I have an EPDM semi-flat roof. Easy to maintain. EPDM lasts longer than shingles, however, you cannot using any asphalt-based sealant with it.

    Great job Handy 👍 you look like you've got a solid plan. I did a 2 layer system couple months ago on a low pitch. Flintlastic makes it. Good stuff. I think $5k is a bargain. Going to have quite a bit in materials when all done

    That's a fair price for what you are doing. And doing the tar and rolled roofing two separate days is ideal. It had time to dry, so I bet that peel and stick, stuck well. Nice job, Handyman.

    That roof looks like a whole mess to me, I haven't had to do much though but fart fan additions, vents and small leak repair on pitched roofs. Hopefully the material wasn't too much of that 5k if you're making it last 7 years, I'd say they got a good deal.

    Maybe you're planning to but I would suggest at the very least priming all new laps of the new material (Karnak spray primer) not a heavy coat because it should be dry before rolling it in. And even with peel and stick, heat does a lot.

    No one repairs roofs so I have ended up "maintaining" a few of similar construction myself. I would say good work and fair price considering, I am assuming you have accounted for a possible call back in the price as well

    There is a reason they don’t do repairs on flat roofs. From my experience once it starts to go it all slowly goes and by the time you patch it 3-4 times you should have just got a new roof to begin with. I understand 1 time patch to get the funds together for a full replacement and fix an immediate leak. thats about as far as i would go with a repair. A roofing company doesn’t want their hands to be the last on it for a repair and get blamed for every leak in the future.

    Handyman, what was that material you rolled out on the roof? Looks like ice and water shield or "grace" is that it?
    Also id love to see the finished product if you can film it, im still learning all the time and would like to do this myself someday

    $5,000 sounds like a lot for that job but.... the internal damage without the repair adds up to over 5k very fast so the charge is fair.

    I think it looks like a bag of hammers. I would have wanted to cut off all that old crap on the side. Smooth it all out with concrete parging and then fresh membrane on top and side. Would have eliminated all that wavy crap. Bandaides upon bandaides.

    Why not just paint the problem area with glass fibre reinforced paint?Plenty of excellent products available.
