    one more question -
    All regulations in cmda chennai building code are specified in meters.
    1. I have a plot that falls under chennai corporation(cmda) that is 30 feet width(facing road) and 50 feet long. Road width is 20 feet. If i consider plot width in feet, I will have to leave only 5 feet set back on one side. But the building code says anything above 9m(29.5 feet) should have 1.5m on both sides or 3 m on one side. Which one is correct?
    2. Going a little bit further, if my abutting road width is 20 feet(6.096m), am i allowed Stilt + 3F or Stilt + 2F?
    i guess the conversion is a bit confusing when measurements are in borderline. Is there any truncation rules to follow? I have not come across any

    Sir height is included parafit or only final concrete 2)under ground floor including totel height of the building

    Sir, i have a question on FSI for non-high rise building.
    Say if i want to build a property that falls under CMDA that is abutting a 20 feet road with Stilt + 3F(as a pent house), can i use any part of stilt to build a covered area and include it in FSI calculation? I want to build a storage room. Stilt will be open on all sides per regulation. I am planning to use some area in the middle of stilt to construct a covered storage room. kindly advise

    My plot is near 20 feet road...the building was stilt + 3floor.I just want to know about the set back distance all around the building...

      Which location, all round 5 feet is enough however exactly we can know with plot frontage

      @@mothishkumarpropertycoach6571 I have a interesting question on this one. Let us say i apply for plan approval per setback rules of 5 ft(1.5m). and start building a house with reduced set back. At time of completion certificate, per norm there is a tolerance of 0.3 mts on all sides that is acceptable. Am i constructing this structure illegally? Will it cause problems for me in future for any other approvals such as adding a new floor if building rules are amended.
      From what i read through the codes, the tolerance is acceptable and not illegal per TNCDBR-2019 and further its amendment in 2020. Please advise.

    Sir could pls explain how to get ulc clearance . Can I get anyone contact details. Have applied patta but it was ignored they are telling the land is ceiling

      You have to approach the advocate who are specialised in breaking the urban ceiling on your land .
