I was born here In Clearwater, 1958, Just imagine the changes that I have seen. This place got popular and everyone decided to move down here. That has caused everything to go sky high. Auto insurance down here in Florida depends on where you lives. In the late 80's I moved from here to Miami and my auto insurance doubled. I was in shock. I moved back to Clearwater after about 2 years. I live in unincorporated Clearwater. No HOA fees. The elevation here is 57 feet. No flood insurance is required. I love my neighbor hood. It has gotten very crowded here, thank God I am retired so I don't have to drive to work everyday. The value of my home more than tripled since I bought it in the 90's, Clearwater beach is always packed now. I rarely go down there. I have a boat so that I can go out Clearwater Pass and cruise by the beach on up to the coastal islands where on weekdays, sometimes we have the entire beach to ourselves. I have to laugh because the new thing is that the people who want to leave here all have the same idea. They all say that they are moving to Tennessee. I guess in the future, Tennessee will become very crowded like Florida.
I hated to see all of these northerners move down here. It was such a laid back place. Heck, in the 70's, you could camp out on Sand Key.

Thanks for this info it really helps paint a picture of things to consider! I'd still highly consider the area but avoiding places that could be mapped as a flood zone sounds wise... $400 a month is ridiculous

Seems reasonable considering the house flooded and had tens of thousands of damages. The insurance company is correct to charge high rates for properties with high chances of claims.

I really think the whole flood insurance thing is overblown. If flood insurance really scares you that much, then don’t buy a house in a flood zone… it’s really not that hard. And if you want to live near water, accept the fact that paying for flood insurance comes along with it.
And how is an HOA a hidden fee? If you buy into a condo, you should be aware of all the fees you will and/or might have to pay in the future…
