Your Thai fan here. The woodwork mentioned is made out of carved wood and the glittering stuff is the inside of seashells. It depicts some tropical flowers and plants, the animals are Thai cows. 😊

He does a good job trying to sell it, but let's be honest; it's a beautiful house with a lot of tacky design features. Neon peace sign, leather floors(?!), alligator skin walls, and those glass bricks straight out of 1985! This house would need a lot of work for a normal person to live in.

One thing I expected and missed was an elevator. For 22 milion in a 5 story house I'd have liked one to be there. For accessibility and to accomodate my general laziness hahaha.
You have to be young or very fit to live in a 5 story townhouse with no elevator! It is there, but I still wish this house retained more of its original character.
And not pregnant or not have a cast on a leg/foot, or other injury or bad illness at any age. I agree! Whoever lives there made way too many modern and over the top ornamental changes that replaced/ignored the historical features.
This house screams uniqueness, I love the fact that every floor and each room has its own theme and design. It brings life to the property, especially the backyard garden, and I love how the master bedroom is covered in alligator skin. Never thought I would see something like that
The townhouse is monumental and palatial. The exterior and interior present modern, yet have classic traditional elements in the design throughout. The woodwork/stonework are elegant with unmatched craftmanship. The 7 fireplaces shown were just brilliant and add that romantic warm feeling that is unique to fireplaces they are EVERYTHING! Favorite spaces are: the basement, primary bedroom owners wing closet and bathroom the glass blocks in the shower were radiant! the 4th floor media room. 20 ft isn't wide for 22m. Looks dark and that garden is shocking. That fountain is hiding outside noise. Count the Windows, all those mirrors are because of the lack of light. Something is wrong with this place.

This is a great house, I viewed it quite a while ago, still has not sold (I think it's $2-3m over, there are great deals in UES at the moment so the price will need to shift to sell, I feel). Finishing is bespoke and very high quality - but expensive to maintain (e.g. the leather floors). One issue is the beautiful but isolated dining room. The pantry to the left has no cooking appliances, so you have to drag the food from the kitchen below, up the stairs and through the sitting room. There's no dumb waiter.
Good point about the kitchen. While obviously a stunning home and a dream to live in, the layout feels a bit disjointed. Maybe because of where utilities are located and issues with the time necessary to obtain permits. I wonder how many of those walls are load-bearing..🪓🪓😅
Great point! Without knowing property records I would assume it’s probably a converted multi-family. Only buildings over 6 stories need an elevator so I imagine was not in the original design I imagine the permits are the biggest issue once again with the elevator. Would take forever and would probably not get you the payout to cover the carrying costs you need to shell out while waiting on approvals.

It's nice but they could have made the owner's bathroom bigger by taking up the space equivalent to the 2nd wing of the closet. Bathrooms, kitchens and outdoor spaces have a huge impact on sales.
Americans don't have any idea what a $22M looks like. I felt like it's a tiny luxury home. Come to Italy, Spain, France etc and see what $22M can get you.
Shoutout for the Huel advertisement, I've been having it for over 5 years and I feel great, it saves money, but more importantly is the convenience of knowing that I'm getting everything my body needs without the hassle of having to go grocery shopping, planning and cooking.

I believe the first floor is too claustrophobic for being open concept. Can you try to cram so much and you’re going to have to sacrifice some thing. The wine cellar shelving is all wrong. But Caesars tiled head is beautiful.

But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. The significance of the wooden carving shows the sick buffalo in the middle. A sick buffalo is very common in Thailand, and lots of Baht must be given by farang to fix the issue
Thanks for the tour. Despite trying to create the notion that 20 feet is very wide, I'm reminded that most lots in the Cit are 25 wide. Sadly, it sounds like salesman's bologna. It seems in the ballpark for value, so yes, probably worth $22 million to someone. For my $22 million, I like things more traditional, original style to the era of construction, preferring Beaux Arts to Neo Georgian. Thanks again!

I was blown away by all those floors... i assumed it had like 3... anyway... im too lazy to walk down two sets of stairs to grab the mail usually... and my knees arent getting better as i get older.. so its a pass from me... but i can see the potensial... i def would have remodelled a lot of rooms + brought in a proper jacuzzi.

Just compromised by the lower ceiling heights in the kitchen on the ground floor…the presenter is tall, but it’s so important to have high ceilings.
To me, it's worth it. I haven't seen a tour that suits my wants and needs like this townhouse has.
