    I’ve purchased a property in Perth (Canning Vale) around April 2023. It was a 3/2/2 unit for $435,000. The value of the property increased to $500,000 . Last I checked, the cheapest 3/2/2 unit for sale in Canning Vale is $539,000. Almost a 100k increase within 7-8 months?!!

      @@testicool013 Where is the fact? Supported by? Australian bank is conservative. The Government will not allow crash to happen even with the rise of interest rates. A rough total of 8tril in the housing market in Australia less than 15-20% is bank owned. I doubt there will be a crash or collapse. Stop spitting facts without prove sir. It is not very intellectual of you.

    I just love and enjoy watching your videos. You've definintely motivated me to explore Perth, as somebody living in Sydney. I honestly don't mind buying a ~500K house that's within 20km CBD in contrast to a $1.5 mil house in Sydney. The rising intrest rate won't bother me as much on $500k property in comparison to a 1.5 mil property.
    Even if the property price falls 20-30%. I know I can pay off the loan much faster by offsetting with my regular work and renting income. Above all at the end of the day I've got a roof over my that's providing me with a rental income.
    Thanks for making these videos man. Really simple and easy to follow.

    things are crazy in perth right now, im trying to buy my first house. Double income, no kids, average wages and struggling to get into a place its VERY competitive. im in my early 30s and had to move back into the parents house due to not being able to land a rental.. have decided to buy now because we have plenty of savings but its really tough. The amount of immigration is very noticeably causing more competition in the housing market both renting and buying.. there is quite simply far more people than there is house and houses being built

      Find the area/s you want to live in or invest in. Network Agents in those areas like speedating weekly and get preapproval ready. Some of those Agents may have "Coming Soon" stock, get on that list too. Keep reminding them you are ready to move and rough guide of budget. They know the Owner/Vendor motivations. It's literally matching you to the Vendor. Keep going.

    how do you feel about eglinton or the alkimos area? looking at buying a IP here

      Someone who bought in Alkimos recently told me that it's the only suburb with train, fwy, beach and shopping centre in Perth. I bought a block on Alkimos Beach recently and the almost identical block went up by 40k on the next release 10 days later. Almost impossible to pick up a block in Perth developments atm with investors snapping up everything pre-registration. I'm bigger on Yanchep than Eglington due to greater access to facilities etc. Yanchep is very developed now and has a premier family beach in Yanchep lagoon + gold course.

    I brought in Wellard September 2022 for 369k current value 465k ($460 rent) first time property investor looks like watching your videos have paid off. Also just brought in Secret Harbour a month ago under market value house needed a paint didint present well but that can be changed when sell it. Thanks PK

      Well done! WA seems to have a long way to go. Buying in the 3s, 4s, 5s, 6s even 7s seems insane on the east coast. Even in regional cities!! I'm lucky enough to be in regional NSW for 1.3m and 1 bedder apt in Bris for 350k.

    Just clarify the 20,000 number for rental properties, is that currently listed properties or is that overall number of occupied rental properties?

      200,000 total rental properties. Used to be 220,000. Number listed is sometimes less than 1-2000

    Perth is absolutely bolting away, haven't seen a place last more than a day or 2 on the market and I'm seeing prices 10-12% above local market prices, driven by us East siders. Where to after Perth, Morton Bay Qld or Adelaide & surrounding suburbs?

    Great video. Looking to buy in Tapping but every house goes under offer within the first open along with a lot of other suburbs. Some good schools there and decent proximity to a lot of other shops etc. Would you recommend that for budget under $700k? Thank you

    It looks like the equity yield or supposed capital growth of most properties is primarily composed of the accumulated stamp duty and transfer-related fees from previous property sales in the area. A property originally priced at 1 million dollars, resold five times with transfer fees amounting to 4.6% of the property's value plus an additional $10,000 in each transaction. By the fifth sale, the property would be listed for a minimum of $1,295,000, and the same value is applied to all similar properties in the vicinity. This is the so-called capital growth.

      @AusPropertyMasteryWithPK that can happen. I'm not trying to give a finite explanation for all growth. Again, if similar properties in the neighbourhood have been resold several times, that would influence the growth of my dormant property. This is because none of the resales would be done at a loss.

    It is very difficult to buy housing in Perth due to investment from eastern states. Property buyer agents are snapping up properties within 3 days. I am trying to get one so that my kids have a home in the future, but I'm finding it is impossible. Just please be aware what eastern states are doing to our housing issues.

      Actually investment activity is super low in Perth. 20k less rental properties than 2 years ago. It’s immigration.
      But you are right in that interstate investors are more active than local investors

    Investorkit biggest proponent of data based research are not buying in Perth. It appears they are biased against Perth as a whole no matter how much data is pointing towards it. Investing 101 says don't be emotional in your investment decision. What's the point of data if you have missed 30-50% gain in last 18 months

      Not to mention next 10 years these properties will more than double. Lots of “data-driven” buyers agents doing their clients a disservice. Meanwhile they are buy them 600k properties with under 5% yields on the east coast

    So I under there’s no mining boom in Perth right now but there also isn’t a bust,what happens if that mining bust does happen,i imagine there would be a lot of job loses as it’s not just miners that lose there jobs it’s a flow on effect,it’s happened before hopefully it doesn’t happen again

    Good luck in the 500 to 600 k. Armadale areas and oreiloa etc that pk talks aboit is pretty inflated atm so you needd to be quick to get a bargain. Buy an older stable house and do it up with 20 k cash to reno it to increase value .

    Tried to sell my house in perth in 2022 before i moved to brisbane.
    I was asking $470k and it didnt sell so i decided to keep it and rent it out.
    It goes on the market next week for $630k. Sell before i have to pay capital gains. Im buying another house in Brisbane. All perth has above other states is migration.
    Not the best place to live thats for sure.

    6 months ago, cheapies were getting 30 plus offers!
    Open homes started getting busy in November, December 2020!
    The Perth boom began 3 years ago.

      Now that's an interesting one.
      If we go back a long way, say to 2007, Perth is really only up around 60% in that 15 to 16 year period. Contrast that with Brisbane or Adelaide!
      The big issue right now in Perth, is a first home buyer trying to buy in Rockingham, Kingsley, Beldon etc. or something like that, will have 20 plus offers to deal with! RE agents will eat them for breakfast!
      The best thing to do in my view, is rise above, and try and buy in Mt Lawley, or Burns Beach, or Scarborough, City Beach, (pick your suburb) and go ABOVE 1.5 million.
      That's a much better value segment in my view.
      Or if you have a low price point, think about going against the grain, and buy an apartment in Leederville or something.
      Even a Villa in Doubleview.
      The reason why these are cheaper, is that "The Property Couch", with Ben Kingsley, and Bryce Holdway, have now infiltrated the mindset of everyone!
      So no one buys off the plan, new house and land, or apartments. So now those are better value!@@casperlow2642

    Rent growth is irrelevant when you can't increase it for 12 months now under new state government laws. Cash flow is a challenge for many investors.

      As a long term landlord I have never increased rent more than every 12 months. If cash flow is a challenge for you within such a short period of time I suggest you look at other investment alternatives besides housing.

    2011 to 2014, perth had massive rise!
    2014 to 2020: most suburbs were shit. except a few good suburbs.
    I bought property at 2008 price in 2020. in short, u can loose lots of money!

      @AusPropertyMasteryWithPK it didn't because there weren't as many speculators in Perth. However, look at mining towns where prices have not recovered yet. Perth houses have recovered to 2014 level in some suburbs now. that's almost lost decade!

Perth will fall and when it does, recovery will be much longer than Sydney. however, it will not be painful for people like me who bought at bottom but it will be painful for those who buy now. So, good buyer agent like u is important. I would stay away from the suburbs listed as those are the ones that stay empty for months as you will not find good tenant. I have seen houses destroyed by tenants in these suburbs over the years.

    As a first time home buyer here in Perth Australia. with 100k deposit. in a market where 1x1s start at 180k. 2x1 start at 250k.
    Apartment 3x2 are 400+. House 3x2 are 500+.
    What do yall reckon I should buy? Obviously with the huge interest rate at the moment taken into consideration.
    I'm constantly at war in my head between buying 3 options.
    A. 3x2 / 2x2 in the city. Apartment in a big building. For 400-450k. (nicer quality)
    B. 2x1 Apartment in the city. 280-350k. (Low-med quality)
    C. 3x2 House with super tiny land size razor close to neighbors 10 minutes out of the city. 500-575k. (Med quality)
    What do you guys reckon?

      Depends on your lifestyle, comfort around repayments and how long you will think you will be there.
      Option C is going to give you more flexibility and a larger buyer pool in the long term. Likewise, if you have a family or plan to, you can make the 3x2 work for longer and not be forced into selling because you are outgrowing it.

    Bezos, buy in gloom sell in Boom, never fails, Perth will tank again, it's too remote not too.
    Wages no longer keep pace with the property markets, have not since 2003
    Only buy what you can afford on 1 income, use the 2nd income to blitz the mortgage down
    After about 10 years you'll be in Ezy street. Done the Boom Bust cycle 3 times
    I'm tipping the next Perth peak will be around the ave value of $750,000 mark
    Wages in Perth cannot support much more than this, happy hunting.
