Have Corey or you call a surveyor. They will come out and measure out your property where it is supposed to end, and they can make the neighbor pull everything back up since he is technically trespassing on you and Corey's property. If you don't do it now, when they come out to measure and make sure that everything is good to sell the house, it will prolong the selling process bc they will have to fix that before you proceed.
