A few weeks ago homes for sale on the local Lake Chapala MLS broke through 400, up from 327 in late June. Any guesses where things are this morning, December 20th? 417 homes for sale! A local real estate agent's internet post said through October there were 161 homes sold to date and he didn't expect 2024 to surpass the 2016 low of 209 homes sold. Looking objectively at the data the Lake Chapala market now has 2+ years of inventory. In the USA or Canada 2+ years of inventory would cause a huge market correction. If you are looking for houses in the Lake Chapala area keep that in mind. Also, keep in mind how long it would take to sell, if necessary, and negotiate accordingly.

At 2:33 you say this is a 2020 house. At 7:00 the sound goes away until 8:25.
